The apartment is located on the last level of a well-maintained multi-family building from
1920. The view of greenery, as well as the window placement, provides residents with privacy and
peace, which are not usually associated with living in the center. The cascading garden serves as
an excellent alternative to a balcony. Nearby, we have the Rondo Shopping Center and public transport stops. A 10-minute walk will take us to the Mlynska Island by the Old Market Square, as well
as to the park on the Bydgoszcz Canal.
The total area of 48 m2 consists of: a large, bright bathroom with a wc and a skylight, a hallway with
an open entrance to a spacious living room, from which we directly access two
independent rooms and the kitchen. This layout allows for a large, open space
not diminished by the popular long hallway found in residential construction. The residential unit has a cellar of 3.90 m2 (according to the land and mortgage register).
The heating is provided by modern gas central heating with a dual-function boiler Termet Mini Max Eco (+thermostat
for programming the temperature in the apartment). An additional heating source is a wood stove from Jotul, which fits perfectly into the living room's interior, enhanced by numerous wooden elements and a decorative wall made of original brick.
Equipment includes numerous built-in cabinets (hallway, bathroom, kitchen, bedrooms), a dishwasher and
gas-electric stove. In 2016, during the kitchen renovation, the electrical installation was replaced.
A gem is a completely custom-built setup made in 2021 in one of the bedrooms, consisting of wardrobes and a unique loft intended for sleeping.
In this bedroom, the floor is covered with high-quality carpet on a foam base. An advantage is
the bathroom, large enough to accommodate a wardrobe cabinet as well as a washing machine
and dryer.
The apartment is very economical to maintain. Apart from personal media usage fees, the owners
only incur low maintenance fund costs of 130 PLN/month (no administrative rent to the manager - of the housing community). Fiber optic has been brought to the apartment. Depending on needs, the apartment is suitable for immediate occupancy or for refreshing/renovation.
The apartment is sold without intermediaries (we would like it to stay that way), which has its advantages. Initially, there is no commission, and there will also be no unethical poofing of reality (my "favorite" practice is adding cellar meters to the total area to lower the price per meter). Therefore, the price is more flexible, and negotiation is possible.
