NOTICE OF THE FIRST AUCTION OF REAL ESTATE
The Court Bailiff at the District Court in Sieradz Bartosz Rychlik based on art. 953 of the Code of Civil Procedure announces to the public that:

will start through electronic auction, located at: 98-275 Brzeznio, Gozdy, for which the District Court in Sieradz, Land and Mortgage Register Department maintains the land and mortgage register number KW SR1S/000xxxxx/8.
The auction is scheduled to end on 03.07.2025 at 9:00 AM
The total valuation of the entire property is 32,400.00 PLN, while the starting price is equal to 3/4 of the valuation and amounts to 24,300.00 PLN.
The bidder participating in the auction should submit a deposit of one-tenth of the valuation, which is 3,240.00 PLN.
The subject of the auction is a land property, which includes plots:
Unbuilt plot 379 total area 0.3000 ha – use: RIVb – 0.0100 ha; RV – 0.2900 ha; access not designated road through neighboring plots. The plot is rectangular, about 15 m wide, about 208 m deep. The plot is flat. The plot is not equipped and has no access to any networks. The plot borders unbuilt agricultural plots (arable land), the plot is not fenced. There are no tree plantings on the plot. The plot constitutes arable land. Designation according to the study – agricultural areas.
The total valuation is 6,400.00 PLN, while the starting price is equal to 3/4 of the valuation and amounts to 4,800.00 PLN. The bidder participating in the auction should submit a deposit of one-tenth of the valuation, which is 640.00 PLN.
Unbuilt plot 385 total area RV – 0.2600 ha; RV – 0.1000 ha; PsIV – 0.0700 ha; W – 0.0100 ha; access via a public field road. The plot is rectangular, about 20 m wide, about 202 m deep. The plot is flat. The plot is not equipped and has no access to any networks. The plot borders unbuilt agricultural plots (arable land), the plot is not fenced. There are no tree plantings on the plot. The plot constitutes arable land. Designation according to the study – agricultural areas.
The total valuation is 11,100.00 PLN, while the starting price is equal to 3/4 of the valuation and amounts to 8,325.00 PLN. The bidder participating in the auction should submit a deposit of one-tenth of the valuation, which is 1,110.00 PLN.
Unbuilt plot 403 total area 0.4000 ha – use: RIVb – 0.2200 ha; RV – 0.1800 ha; access via a public field road. The plot is rectangular, about 20 m wide, about 190 m deep. The plot is flat. The plot is not equipped and has no access to any networks. The plot borders unbuilt agricultural plots (arable land), the plot is not fenced. There are no tree plantings on the plot. The plot constitutes arable land. Designation according to the study – agricultural areas.
The total valuation is 13,200.00 PLN, while the starting price is equal to 3/4 of the valuation and amounts to 9,900.00 PLN. The bidder participating in the auction should submit a deposit of one-tenth of the valuation, which is 1,320.00 PLN.
Unbuilt plot 248 total area 0.0600 ha – use: PsIV – 0.0100 ha; RV – 0.0500 ha; access via a public field road. The plot is rectangular, about 3 m wide from the road, about 210 m long. The plot is flat. The plot is not equipped, has access to electricity. The plot borders unbuilt agricultural plots (arable land), the plot is not fenced. There are no tree plantings on the plot. The plot constitutes arable land. Designation according to the study – agricultural areas, in a small part rural settlement.
The total valuation is 1,700.00 PLN, while the starting price is equal to 3/4 of the valuation and amounts to 1,275.00 PLN. The bidder participating in the auction should submit a deposit of one-tenth of the valuation, which is 170.00 PLN.
Art. 986(1)§ 1 of the Code of Civil Procedure The sale of real estate by electronic auction is subject to the provisions of chapters 4-6 and 7 with the exceptions resulting from this chapter. The sale of real estate by electronic auction does not apply the provisions of art. 8091 § 1 point 5 and art. 972 § 2. The sale of real estate by electronic auction is conducted through an IT system. The condition for participation in the auction is to create an individual account in the IT system.
The deposit can be paid in cash or in a savings book of banks authorized under banking law equipped with the owner's authorization to withdraw the entire deposit according to the valid court decision on the loss of the deposit. The deposit can also be paid to the bailiff's account no later than 2 working days before the auction starts. The date of the deposit is considered the day the bailiff's bank account is credited.

Along with the deposit, the bidder is obliged to provide in the IT system the data necessary to issue a decision on the award: PESEL number, identity document number and a statement whether they are married, and if so, whether they intend to acquire the property for joint or personal property, as well as to indicate whether they are bidding in their own name or as an attorney for another person, and any other data if the need to provide them arises from the provisions of separate laws.
If necessary, the bailiff immediately calls the bidder, under the threat of exclusion from participation in the auction, via the IT system to supplement the data, and if participation in the auction requires permission from a public authority or proving authorization to act on behalf of another person - to submit copies of the required documents in electronic form within 3 days, no later than the day before the auction date. The bailiff confirms the fact of submitting the deposit and providing the data mentioned in § 2 immediately after receiving them, by allowing the bidder to participate in the auction. The refusal to allow participation in the auction is communicated to the interested party via the IT system.
According to the provision of art.976 §1 of the Code of Civil Procedure, persons who can acquire the property only with the permission of a public authority, and who have not presented this permission, and other persons mentioned in this article cannot participate in the auction.
In the two weeks before the auction, it is allowed to view the property on weekdays from 9:00 AM to 2:00 PM and to review in the bailiff's office the copy of the property valuation protocol, the expert's valuation report, the extract from the land register along with a map from the enforcement proceedings.
The rights of third parties will not hinder the auction and the awarding of ownership to the buyer without reservations, if these persons do not submit proof before the auction starts that they have filed a lawsuit to exempt the property or items seized with it from enforcement and have obtained a judgment suspending enforcement in this regard.
Usufruct, easements, and lifetime rights, if not disclosed in the land and mortgage register or by submitting a document to the collection of documents and are not reported no later than three days before the auction starts, will not be taken into account in the further course of enforcement and will expire upon the finalization of the decision on the awarding of ownership.
The buyer is obliged to pay the civil law transaction tax of 2% of the purchase price of the property.
