Development rules and building conditions1. Plot:
1) the area of new plots with single-family residential development is set at 1000 m²,
2) the plan allows for a reduction of the established plot areas by 5%,
3) the plan preserves agricultural homestead plots indicated on the plan drawing as M/MR plots,
4) on developed plots, created in parcelations, smaller than 1000 m², the plan allows for single-family residential development without services,
5) the minimum width of new plots for single-family residential development is set at 20 m,
6) it is prohibited to raise the level of the plots above the level of neighboring plots, to drain rainwater onto neighboring plots and roads, and to arbitrarily raise and lower the surface of the land.
2. Building shaping rules:
1) the plan establishes such a way of investing that at least 50% of the natural active area is preserved on each building plot and within the agricultural homestead,
2) on each building plot, the plan establishes the location of only one residential building with one apartment (one segment of a twin house). The realization of a second residential building must be preceded by the division of the plot, provided that plots of no less than the established areas in paragraph 1 are created,
3) the appearance, technical standard, and functional characteristics of the volumetric development in administrative decisions must be subordinated to the following assessment criteria:
a) the form of new residential buildings should be shaped in reference to contemporary architecture, without restrictions on construction and finishing materials,
b) the use of sloped roofs for residential development and the allowance of flat roofs for services,
c) deviations from the above principles are allowed in terms of roof solutions if they result from special fire protection conditions,
d) basements of buildings on plots with a high groundwater level are excluded,
e) the location, size, and architectural form of new garages, utility buildings, and services on areas with single-family residential development must not violate the residential character of individual plots,
f) the plan prefers the location of garages and utility buildings in one block with the residential building,
4) advertisements and other informational signs should be located along the boundary lines of the roads.
3. Building height:
according to the definition recorded in paragraph 4 section 1 point 22, the plan establishes:
a) heights of single-family residential buildings up to 2.5 stories,
b) heights of utility buildings and garages up to 1 story,
c) heights of utility buildings on M/MR plots up to 1.5 stories,
d) the height of preserved service buildings up to 1.5 stories.
4. Building lines:
for new development, the plan adopts appropriate non-exceeding building lines according to the provisions recorded in paragraph 24.
5. Fences:
the plan adopts appropriate rules for the location of fences according to the provisions recorded in paragraph 25.
