We offer for sale an attractive property located in the picturesque area of the Low Beskids in Uscie Gorlickie, which is the seat of a tourist and health municipality. The property consists of one large plot with a total area of 2.0143 ha, allowing for development and division of the property into smaller plots according to the investor's needs. Additionally, due to the land designation and the history of these lands, the property can be developed for purposes such as agritourism and ethnotourism, as these are areas inhabited by Lemko and Pogorzans ethnic groups. This is also an ideal investment for the realization of holiday homes or other forms of family recreation, due to the location of the property, not far from the forest and river. The offered property includes: 1. A building part with an area of 0.52 ha marked in the Local Spatial Development Plan as MNL (single-family residential and recreational development). 2. An agricultural-forest part with an area of 1.46 ha (of which strictly agricultural area is 0.20 ha and the forest constitutes 1.26 ha) marked in the Local Spatial Development Plan as ZL.n and R/o. The forest is a mixed type typical for this part of Poland. It is a forest that does not require any intervention or actions, from the side of the plot it is a young stand, and further in is older. In September 2021 and January 2025, an application was submitted to the Uscie Gorlickie Commune Office for a change in the Local Spatial Development Plan and an application to the general plan of the Local Spatial Development Plan regarding the designation of part of the property of about 0.25 ha for building purposes MNL (single-family residential and recreational development). The area to which the application pertains has been indicated in the property photos. After this change, the entire building area of the property will be approximately 0.78 ha. The agricultural part will be approximately 0.11 ha and the forest approximately 1.12 ha. In the case of interest in purchasing according to the land trading law (over 50 ares), it will be necessary to apply for consent to KOWR, the entire procedure in this regard takes several months. This is the last building property in this area, which guarantees that no one will build anything further. Overall, in Uscie Gorlickie and the surrounding area, there are not many building plots for sale, especially of such size, therefore this offer is one of the last opportunities to acquire this type of property, which is importantly located away from other buildings. Part of the property (building land) is fenced with forest mesh on 3 sides. The property and access are maintained once a year, grass is mowed, trees and shrubs are trimmed, and the property fence is repaired due to visits from wildlife. The property has technical conditions dated March 7, 2023, allowing connection to the municipal sewage system and municipal water supply system. The cost of bringing sewage and water about 20 m into the plot is estimated at about 5 - 6 thousand PLN, and for electricity, the connection fees for a single-family house range from about 1,800 to 2,400 PLN for 10 kW and up to 200 m. Access to the property is very atmospheric among greenery, along a partially hardened field road. The length of access is about 300 m, with access to the road leading to the property directly from the municipal asphalt road via a new solid bridge, reinforced with concrete abutments to the target road. This is a municipal crossing, the municipality carried out a comprehensive renovation about 2 years ago. Access to the property does not pose any problem even for vehicles with low suspension. Access to the property is realized on the basis of a servitude dedicated to this plot. There is a possibility of realizing an additional shorter access, the so-called crossing directly from the asphalt county road (indicated in the photos). We have geodetic documentation regarding this crossing and guidelines in this regard from the land manager, which will allow formal realization of the crossing.
