For sale, I have a unique and original solid wooden single-family residential building with a usable area of about 130 m2 in the center of Sanok at Słowackiego Street, in the downtown area. The building is located on a plot of land with an area of 0.0557 ha, directly adjacent to the county road Słowackiego Street from the northeast and to the municipal road, i.e. Orzechowa Street from the northwest. Access to the property is from both Słowackiego Street and Orzechowa Street. The property is located in an area covered by the local spatial development plan for single-family housing. It represents a harmonious combination of city center living with the peaceful and charming life of the countryside. Throughout the year, a constant temperature of around 10-15 degrees Celsius is maintained. The basement has a concrete floor. The kitchen is equipped with a refrigerator with a freezer, an oven, an induction hob, and a dishwasher. It has new furniture. The floor is covered with wood-like tiles. In the other rooms on the ground floor, the floors are wooden. The bathroom on the ground floor and the vestibule are equipped with underfloor heating. The rest of the house is heated by radiators. The building can be comfortably heated by a very efficient 'koza' type stove and additionally by a well-heat-retaining tiled stove in the hallway. The interiors are in very good condition, clean, well-maintained, suitable for living practically without the need for repainting and incurring additional costs. The layout of the rooms is functional and very comfortable to use. Solid wooden openwork stairs made of oak and ash lead to the first floor. On the southwestern side of the property, there is a beautiful old walnut tree – providing shade and coolness in the summer, casting a shadow on the southern facade, which prevents the wall of the building from heating up, and on the terrace in front of the entrance, one can relax on hot and sunny days. A wood shelter with a volume of about 10 m3 and a car shelter have been built on the plot. The entire yard in front of the entrance was hardened with gravel in 2020. In the remaining part of the property, there is a lawn, lilac bushes, grapes, a cherry tree, roses, peonies, etc. Monitoring has been installed on the facade in front of the entrance, covering the entire yard. The building is excellently located in the city center. The nearest primary school is about 350 m away, the public kindergarten is 430 m away, the general secondary school is 600 m away.
