Designation in the PLAN MN2 - SINGLE-FAMILY BUILDING AREAS

§ 18. The following is established:
1) basic purpose: single-family residential development (implemented
in the form of free-standing or semi-detached buildings, on the area by Lipkowski Pond
free-standing development, without basements);
2) permissible purpose:
a) services,
b) farm buildings,
c) technical infrastructure devices and facilities,
d) parking lots, utility buildings, and garages necessary for servicing the areas,
e) (.....* );
3) principles of protection and shaping spatial order - in accordance with the provisions of §8;
4) parameters and indicators for shaping development and land management:
a) non-exceedable building lines at a distance of no less than:
- 10 meters from the dividing lines of KDG roads,
- 5 meters from the dividing lines of KDZ roads (but no less than 8m from the edge of the roadway), KDL, KDD, and KDW or according to the plan drawing,
- others according to the plan drawing,
b) maximum building height with the reservation of lit.c) - 11.5m (2 above-ground floors and an attic) with roofs
with a slope of 20o -60o, for flat roofs - maximum building height
7.5m (2 above-ground floors),
c) maximum height of utility buildings and garages - 6m,
d) biologically active area minimum 60%,
e) maximum building area ratio 0.35,
f) maximum building intensity ratio 0.9;
5) principles of environmental, nature, and cultural landscape protection, including concerning areas
and objects protected under separate regulations - accordingly in accordance
with the provisions of §9;
6) principles of protection of cultural heritage and monuments - accordingly in accordance
with the provisions of §10;
7) detailed principles and conditions for the consolidation and division of properties covered by the plan-
accordingly in accordance with the provisions of §11, furthermore, the plan establishes:
a) minimum area of the newly created building plot:
- in the case of implementing a single-family residential building with one unit or
two-unit, when the basic usable area of one of these units does not
exceed 80m2 - 1000m2 or according to the plan drawing,
- in the case of implementing a two-unit single-family residential building
with a division between units vertically, when the basic usable area of one of these units exceeds 80m2 or a single-family residential building
in semi-detached development - 750m2 for each unit or semi-detached segment or according to the plan drawing,
- it is allowed to separate plots of smaller area for the location of technical infrastructure facilities,
- it is allowed to reduce the minimum area of newly separated building plots by 10% if roads are separated or widened,
b) the width of the front of the newly created plot cannot be less than 18 meters, for
semi-detached development - 13 meters,
c) the angle of the plot boundary in relation to the roadway should be close to a right angle
(not less than 60o );
8) special conditions for land development and restrictions on their use,
including a ban on development - accordingly in accordance with the provisions of §12;
9) principles of modernization, expansion, and construction of communication systems - accordingly in accordance
with the provisions of §13;
10) principles of modernization, reconstruction, and construction of technical infrastructure of development -
accordingly in accordance with the provisions of §14;
11) method and timing of temporary development, arrangement, and use of areas -
according to the provisions of §15.
