1. BASIC INFORMATION

We present to you a plot located in Wola Nieszkowska, Bochnia municipality.

The property will be separated from the parcel with the geodetic number 302. Ultimately, its geodetic number will be 302/1, and its area will be approximately 1574 m2.

It has an irregular shape, with a front boundary of 43.5 meters, while the depth ranges from 33.5 meters (north side) to 39 meters (south side).

It is located on sloping terrain towards the southeast.

The land has direct access to an asphalt municipal road.

  • electricity - pole on the neighboring plot with geodetic number 305/1, approximately 6 meters away,

IMPORTANT INFORMATION FOR AREAS COVERED BY THE PLAN:

1. Primary purpose:


  • single-family housing in a detached or semi-detached arrangement,
  • farm buildings and facilities related to agricultural activities.

2. Allowed:


  • public and commercial services, not significantly affecting the environment,
  • facilities and devices accompanying the buildings mentioned in point 1, including communication (access paths, driveways), infrastructure necessary for local needs, sports and recreation facilities, arranged greenery, small architecture objects,
  • economic and garage buildings, built-in or attached to residential buildings, or in free-standing buildings.

3. Prohibition of location:


  • multi-family buildings,
  • open storage areas,
  • radio communication towers.

4. Rules for building and land development:


  • building height cannot exceed 10 meters, with a tolerance of 10%,
  • the condition for building realization is to ensure a minimum front width - 20 meters, with the angle of the boundaries in relation to the road strip from 60° to 120° (deviations from the stated rules are allowed in particularly justified cases, while maintaining separate regulations resulting from the Building Law),
  • built-up area cannot exceed 30% of the building plot area,
  • biologically active area - at least 40% of the investment area (building plot),
  • the condition for building realization on the plot is regulated access of this plot to the public road,
  • the user should provide an appropriate number of parking spaces located within the plot - for MN2e areas: 2 parking or garage spaces for each residential building.

5. The following rules for shaping the architectural form of areas located in protected landscape areas and designated in the plan as valuable landscape areas:


  • the location of buildings: the location of buildings should be organized while maintaining the building line of front buildings,
  • the main body of the building: rectangular, the dimensions should have external dimensions or proportions referring to the parameters of buildings typical for the given locality or its part,
  • the entrance accentuated by a porch or in another way should be located in the central part of the longer side of the building's body; it is recommended that entrances placed outside the symmetry axis of the building's body be clearly shifted in relation to this axis,
  • building body: rectangular,
  • roof: gable or multi-gable with a slope angle of symmetrical main slopes from 30° to 45°, covered with wooden shingles, ceramic tiles in natural colors, flat galvanized sheet in sheets, joining sheets in standing seam,
  • for economic and garage buildings, single-pitched roofs with a minimum slope of 5° are allowed,
  • the number of above-ground floors is limited to two, with the second floor being only allowed as a usable attic with a steep roof,

6. For service, economic, farm buildings related to agricultural activities and garages located in MN2e areas, the rules contained in point 5 apply, additionally it is established:


  • auxiliary, economic, and storage buildings for personal use should be located behind the house (viewed from the public space) or next to it, but not in front of the line defined by the front elevation,
  • the main body of the building - unless it contradicts the function, it is recommended to use rectangular bodies,
  • the building body is compact, rectangular, horizontal, covered with a gable or multi-gable roof, on a rectangular plan, with a slope angle of symmetrical main slopes from 30° to 45°, covered with wooden shingles, ceramic tiles in natural colors, flat galvanized sheet in sheets, joining sheets in standing seam,
  • the number of floors is limited to two, with the second floor being allowed only as a usable attic in a steep roof,
  • it is allowed to reduce the slope angle of the roof slopes in the case of economic buildings with a significant roof span, justified by technology and type of activity.

7. The form of free-standing service facilities and economic facilities, except for public purpose investments, should meet the following requirements:


  • the height of service facilities cannot exceed 8 meters, and for economic facilities - 6 meters (does not apply to facilities serving public purposes),
  • the color scheme of finishing materials must be harmonized with the color scheme of other buildings located on the plot,

8. Within the area covered by the plan's provisions, only such forms of economic activity are allowed, whose impact on the environment, higher than the permissible level, does not occur outside the area occupied by the facilities, nor does it cause unacceptable lowering of environmental standards in residential premises located in this area.

9. The realization of new or reconstruction of existing buildings, as well as changes in the development and use of the land cannot violate:


  • the rights of owners, users, and administrators of neighboring lands,
  • technical, sanitary, and fire safety standards,
  • other requirements, especially regarding environmental protection, water management, geology, and the protection of cultural goods and landscape - specified in separate regulations,
  • restrictions on land disposal resulting from valid administrative decisions - Code of Administrative Procedure.

5. POSSIBILITY OF LAND DEVELOPMENT

The future investor has a wide range of possibilities for building on the plot (considering the restrictions contained in the Local Spatial Development Plan).

A project can be realized here including the construction of a detached or semi-detached house, as well as houses for notification.

Public and commercial services are also allowed, not significantly affecting the environment.

The proximity of green areas and meadows provides a sense of harmony with nature, and remote work will be a pleasure here!

6. DESCRIPTION OF THE AREA

Despite the proximity of the county road, which connects with the municipal road leading to the plot, the area is very quiet and peaceful.

In the immediate vicinity, there is both single-family housing, as well as extensive green areas.

School and kindergarten in Nieszkowice Wielkie are about 3.1 kilometers away, and about 30 meters further - there is a grocery and industrial store.

Traveling by car in the same direction, in just 7 minutes we will reach the church in Pogwizdów, and 2 minutes further to Bar u Leona.

In the distance of 9 kilometers is the town of Nowy Wisnicz, where on the castle hill is located the castle of the Kmit family and Lubomirski. It is associated with the legend of Queen Bona, riding on a donkey along the ledge of one of the towers, later named after her. This town, enjoying great interest from tourists, also attracts with its beautiful 400-year Park, Wiśnicka Land Museum and the historic Town Hall currently housing, among others, a library.
