The property, which measures 1475 m2, will be created as a result of dividing a larger existing plot. Additional provisions of the plan: MR - agricultural housing - with provisions: 1) within the MR area, division of the property is allowed while maintaining a minimum area of the newly designated plot: no less than 1350 m2 for one residential building; (Changed based on Resolution No. LIV/461/2023 dated June 30, 2023) 2) the minimum width of the front of the newly designated plot is set at 18 m; (Changed based on Resolution No. LIV/461/2023 dated June 30, 2023) 3) residential buildings are allowed only in the form of detached or semi-detached buildings, as well as garage and utility buildings - up to 30% of the area of the building plot, with the stipulation of locating a maximum of one residential building for every 1100 m2 in relation to detached development or a maximum of one part of a semi-detached building for every 720 m2 in relation to semi-detached development, with the exclusion of the possibility of implementing semi-detached development for plots located: a) in the vicinity of the manor-park complex in Lugow entered in the register of monuments of the Lublin Voivodeship under No. A/737), b) in the area of the manor-park complex in Moszenki, entered in the register of monuments of the Lublin Voivodeship under No. A/799 as a manor with surroundings; (Changed based on Resolution No. LIV/461/2023 dated June 30, 2023) 4) it is necessary to ensure the location of at least 1 garage or parking space on each plot; 5) the following requirements are established for agricultural residential development: a) height up to 2 storeys, of which the second may be an usable attic, b) ridge height up to 11 meters measured from the lowest point of the terrain within the outline of the building, 6) in the existing farm buildings: a) the completion of the development and major renovations of buildings are allowed, b) the implementation of a residential house for family members of the farmer is allowed within the homestead, c) the designation of agricultural homesteads for low residential, holiday, or guesthouse purposes is allowed under the conditions applicable to the accepted function of the area; d) the obligation to transform the character of the building's body and planting greenery, enhancing aesthetic values, during modernization and change of function of the facilities is introduced; 7) the location of service facilities is allowed, as well as the use of residential and utility buildings for service functions, prohibiting the implementation of facilities with nuisances exceeding the boundaries of the property of the facility owner; 8) the implementation of buildings at a distance of less than 12 meters from the wall of the forest is excluded; (Changed based on Resolution No. LIV/461/2023 dated June 30, 2023) 9) the planting of isolation greenery from the side of national and voivodeship roads is mandatory; 10) the following locations are also allowed: a) holiday development (ML), b) low residential development (MN), c) commercial service facilities (UC), d) public service facilities (UP), e) the designation of public green areas (ZP, ZI), f) sports facilities (US), g) technical infrastructure facilities, h) communication facilities, except for technical service facilities and gas stations; 11) the facilities and devices mentioned in point 10 can be located on the condition that they complement or enrich the primary purpose, do not violate the provisions for the leading function of the area, exclude the location of nuisances and particularly harmful services for the environment and human health or that may worsen the state of the environment, maintaining the conditions as for the provisions of the selected function of the area, the compact area of investment cannot exceed the area: - 0.50 ha on soils of classes I to III, - 1.00 ha on soils of class IV organic soils, with no consent for the exclusion of land from agricultural production. 12) for new cubic objects intended for the permanent stay of people, a building line is established 90 meters from the edge of the roadway of express roads graphically designated on the plan drawing. Although the area is located off the beaten path, it does not detract from good communication thanks to the provincial road No. 809 located just 2.5 km away.
