Investment plot with an area of 16.18 ares, plot number 856/2.
The property is located in the area of 1 U/MW, for which the following regulations apply:
1. Building lines - non-crossing and binding should be accepted according to the plan drawing and detailed regulations, taking into account §4 sec. 1-6.
2. Regulations regarding the shaping of the building are defined in Chapter III.
3. The minimum building intensity is established as the total building area ratio to the plot area:
3) 0.3 for multi-family buildings and multi-family buildings with integrated services and retail,
4. The maximum building intensity is established as the total building area ratio to the plot area:
4) 4.5 for multi-family buildings, multi-family buildings with integrated services and retail, for educational services, religious services, for the area 1UO/US and for the area 1UST,
5. The minimum share of biologically active area is established:

2. Parking spaces:

§ 27. 1. Areas for service and multi-family residential buildings are designated, marked with symbols from 1U/MW to 4U/MW .
2. For the areas mentioned in sec. 1, the basic purpose of the area is established:
1) multi-family residential development,
2) multi-family residential development with services and retail on the ground floor,
3) central services,
4) commercial services,
5) retail.
3. For the areas mentioned in sec. 1, the following permissible purposes of the area are established:
1) non-intrusive crafts,
2) arranged greenery,
3) sports and recreation facilities,
4) technical infrastructure facilities, networks, and devices,
5) squares, internal roads, access roads, parking lots,
6) in areas 2U/MW, 3U/MW and 4U/MW - purposes mentioned in points 1 to 4 and a gas station.
4. For the areas mentioned in sec. 1, the following detailed regulations apply:
1) the gas station should be isolated from residential buildings by a strip of green isolation,
2) building height:
a) a maximum of 5 above-ground floors for multi-family residential buildings and multi-family residential buildings with integrated services, i.e. a maximum of 18 m from the ground level to the highest point of the roof covering,
b) a maximum of 2 floors for service, retail, and non-intrusive craft buildings, i.e. a maximum of 9 m from the ground level to the highest point of the roof covering,
c) ground floor for gas stations, i.e. a maximum of 7 m from the ground level to the highest point of the roof covering,
3) roofs - steep, with a symmetrical slope angle of 30 - 45 degrees,
4) freely shaped roofs are allowed for buildings and gas station facilities,
5) access to the areas - from existing and planned roads.
The price should include 23% VAT, transfer of ownership costs, and the real estate agency's fee.
