2. The following rules for shaping the development and land development indicators apply to the area referred to in paragraph 1:
1) the unexceedable building line according to the plan drawing;
2) building area in relation to the building plot area - up to 30%;
3) share of biologically active area in relation to the building plot area - minimum 30%;
4) building intensity: not less than 0.0 and not more than 0.6;
5) building height: up to 10 m;
6) number of above-ground storeys: maximum 2;
7) roof geometry:
a) residential buildings - two or multi-pitched roofs with slopes from 30° to 45°,
b) utility buildings and garages - single, double or multi-pitched roofs with slopes up to 40°;
8) roof covering colors: only in shades of gray and graphite;
9) the possibility of locating utility buildings and garages at a distance of 1.5 m or directly at the boundary of the building plot is allowed.
3. The following rules for the protection and shaping of spatial order apply to the area referred to in paragraph 1:
1) minimum area of a newly designated building plot: 700 m2
2) minimum width of the front of a newly designated building plot: 18.0 m;
3) the division of plots for technical infrastructure and joining other plots is allowed, provided that the remaining part of the plot retains the minimum parameters specified in points 1 and 2.
4. The communication service for the area referred to in paragraph 1 is from the area: 40 KDD, 41 KDD and 43 KDD.
