part, the building percentage and the arrangement of yards are set at up to 60%.
5. Within the areas as in point 1, development for various forms of business is anticipated,
including craft-related activities, product manufacturing, storage, processing, or repair with employment of up to 100 people/ha. The employment limit does not apply to legally existing establishments on the day the plan becomes valid.
6. It is established that all yards not exposed to substances posing a threat to
the environment should be made as permeable, to limit rainwater runoff.
7. Within the areas as in point 1, greenery should primarily be shaped as an isolation
from roads, neighbors, and the residential part.
8. It is established that the residential part on individual plots of development as in point 1 cannot be separated as a separate property and cannot constitute independent ownership. The principle is that service production facilities should be realized first.
9. Within individual plots, the necessary number of parking spaces for employees and visitors must be realized, including a minimum of 5 spaces for visitors and 1 space for every 3 employees.
10. At streets and access roads, a minimum of 2 parking spaces for each establishment is required.
11. The realization of an apartment is not mandatory if the area as in point 1 does not border
on residential development or green isolation separating these two functions.
