Hello Interested Parties We offer for sale a plot consisting of commercial-agricultural land of 5.12 ha and an adjacent agricultural area of 1.4 ha in Mogilany. PRICE- 3,000,000 + VAT 23% Together - 3,614,299 PLN. A conditional agreement is required - prior consent from KOWR in Krakow for the purchase of the property for a person who is not a farmer. According to the applicable MPZP of the Municipality of Mogilany, about 2.5 ha - UC3, UC1 - areas for commercial services and 4.02 ha agricultural land. Access is asphalt, utilities to be brought in - electricity, water, gas. 1. The COMMERCIAL SERVICE AREAS (UC1) are designated with the primary purpose of land for the location of facilities enabling the implementation of commercial projects (service and production facilities). 3. In the UC1 areas, the following building and development conditions apply: 1) the height of the building cannot exceed 10.0 m, 2) along the fences of the plots where service buildings will be located, green isolation strips (high and medium, hedges) must be located, 3) the minimum size of plots when making new geodetic divisions is 1500 m2 4) the development of 15% of the plot with cubic buildings is allowed. It is mandatory to introduce biologically active surface on at least 30% of the plot area. 5) the nuisance of all objects and devices related to service activities cannot extend beyond the area to which the user has legal title, 6) the heating needs of the constructed cubic objects must be ensured based on low-emission fuels, 7) the channeling or relocation of drainage ditches is allowed provided that the consent of the relevant authority is obtained, 8) it is mandatory to provide parking spaces within the boundaries of the area to which the user has legal title, 9) the location of commercial facilities with a sales area exceeding 1000 m2 is prohibited 10) the location of large-space facilities is prohibited. 2. The COMMERCIAL SERVICE AREAS (UC3) are designated with the primary purpose of land for the location of facilities accompanying the implementation of commercial projects. 2. In the UC3 areas, the following development conditions apply: 1) in the UC3 areas, the location of cubic buildings is excluded except for those related to technical infrastructure, 2) in the UC3 areas, the location of parking lots, maneuvering areas, internal roads, arranged greenery, networks, and technical infrastructure devices is allowed, 3) the minimum size of plots when making new geodetic divisions is 1500 m2 4) the nuisance of all objects and devices related to service activities cannot extend beyond the boundaries of the plot of land to which the user has legal title. Access is asphalt.
