LOCATION:

Very attractive location of the detached house, located in the forest wilderness of the Iława Lake District in the village of Tulice (Pomeranian Voivodeship). The lodge is located only 20 minutes by car from Sztum, 25 minutes from Malbork, and an hour's drive from Gdansk (close to road S7!!). The surroundings of state forests, the charm of the area, as well as lakes encourage walks and active recreation, and also distinguish this property from others!

CHARACTERISTICS:

The charming lodge was built from larch logs in 1890 by the Sierakowski family. The house has a total area of approximately 170 m2 and is located on a plot of as much as 3000 m2 and is surrounded by state forests. The building is in very good visual and technical condition. In 2010, a thorough renovation was carried out. The windows were replaced (new custom-made) and the entire electrical and hydraulic installation was replaced. In mid-2022, a new roof was replaced and thermally insulated (10 cm wool, 10 cm PIR board, felt, Pruszynski sheet metal). The interior walls were also insulated (15 cm wool + drywall) and new floors were poured, on which wood-like panels were laid.
The house has fireplace heating consisting of a forced air fireplace and a second fireplace with a water jacket, which has a temperature control unit. The lodge currently has 3 exits from the building. One main with a gazebo, the second through the pantry, and the third with the possibility of expansion towards the winter garden. The property is self-sufficient. A large saving is guaranteed by its own biological sewage treatment plant. In addition, the house is connected to its own well with a pump and water filters.

In addition, there is a second two-story utility building made of bricks with an area of approximately 200 m2 on the plot. Currently, it is arranged on the ground floor for a 2-car garage and 4 utility rooms, as well as a floor for your own arrangement with the possibility of adaptation for another room for rent or living.

PROPERTY:

The two-story lodge consists on the ground floor of three rooms (two with fireplaces), a kitchen with a pantry, and a toilet. The basement of the house consists of several rooms, in which a water heater and a filter for purifying water from the well are installed. A directional antenna has been installed on the roof of the building, which strengthens the signal (Play).
