The assumptions include, among others:
1) location of development in a free-standing or semi-detached arrangement, provided that on the building plot the location of:
a) one single-family residential building or one residential-commercial building or one service building,
b) one free-standing garage or utility building is allowed;
2) in terms of required parameters and indicators for shaping development and land development:
a) location of development in accordance with the building lines designated on the plan drawing,
b) building area not exceeding 35% of the building plot area,
c) area of the utility building or garage not exceeding 50 m2,
d) share of biologically active area not less than 25% of the building plot area,
e) height of residential, residential-commercial, or service buildings not exceeding 10.0 m,
f) height of free-standing utility buildings or garages not exceeding 3.5 m,
g) use of flat roofs with the possibility of maintaining, reconstructing, and modernizing existing roofs of different geometry,
h) area of newly designated building plots, excluding plots for the location of technical infrastructure, not less than:
- 600 m2 - for building plots intended for free-standing development, maintaining a front width of the plot boundary of not less than 17 m,
- 300 m2 - for building plots intended for semi-detached development, maintaining a front width of the plot boundary of not less than 11 m;
3) requirement to locate parking spaces on the building plot, in accordance with § 8 points 5, 6, and 7;
4) access of building plots to adjacent public roads with the reservation of § 18 point 2 letter a eighth, letter b seventh, and letter c seventh.
The property is fully equipped, with no encumbrances, no one is registered, the plots are not covered by a simplified forest management plan, and the area is not in a Special Revitalization Zone.
There is a possibility to purchase individual plots at a price of 3,250,000 PLN each.
