Bankruptcy trustee based on the permission of the judge-commissioner in the bankruptcy proceedings conducted before the District Court Poznan – Old Town in Poznan under case number XI GUp 19/23, sells together as part of the bankruptcy assets, the premises constituting a separate real estate with nos. BY1I/00053123/8 and BY1I/00053124/5 (a total of 58.86 m2, i.e. 31.03 m2 and 27.83 m2, Kuyavian-Pomeranian Voivodeship, Inowroclaw County, Inowroclaw Municipality, Inowroclaw, K. Marcinkowskiego Street 10 apartment 5 and 6, connected premises) on the following terms:

1. the sale will take place for the highest price achievable on the market, however no less than a total of 326,000.00 PLN, i.e. 172,000.00 PLN for the premises with no. KW BY1I/00053123/8 and 154,000.00 PLN for the premises with no. KW BY1I/00053124/5,

2. purchase offers for the bankruptcy asset in a sealed envelope, preventing its opening with the note - to the Trustee Mirosław Piechowiak, sale proceedings Inowroclaw, K. Marcinkowskiego Street, do not open – must be submitted by by July 25, 2025. to the address of Trustee Mirosław Piechowiak, Wyspiańskiego Street 14/37, 60-750 Poznan – the date of receipt counts,

3. the bidder should, by by July 25, 2025, pay a deposit of 10,000.00 PLN (in words: ten thousand zlotys 00/100) to the bank account of the bankruptcy estate:

4. the offer should include:

a) precise identification of the applicant: first name, surname (company), place of residence (seat) and contact phone number, b) the offered sale price for each premises and the total sale price, c) in the case of entrepreneurs: current entry from KRS or business activity register (CEIDG), and PESEL number in the case of offers submitted by individuals, d) original power of attorney or a copy confirmed to be true to the original by a notary public, in the case of offers submitted by an attorney e) all permits and approvals, if required by law due to the identity of the buyer, f) the bidder's commitment to cover all costs and fees related to the purchase, g) a declaration of acquaintance with the legal and factual state of the property offered by the Trustee, and consent to exclude warranty for physical and legal defects based on Article 558 § 1 of the Civil Code, h) proof of deposit payment,

5. partial offers, i.e. for one of the premises, offers not containing even one of the elements specified in point 4, submitted past the deadline or failing to meet the deposit payment obligation, will not be considered,

6. the opening of offers will take place on July 29, 2025 at 12:00 at the Trustee's office at Wyspiańskiego Street 14/37 in Poznan,

7. submission of one offer is sufficient for the sale to occur,

8. in the case of equal offers, an oral auction will be held at a date set by the trustee, whereby:

a) to participate in the auction, bidders who submitted equal highest offers will be allowed; which are understood as those offers whose proposed sale price differs by no more than 1% of the total minimum price specified in point 1, rounding up to full hundreds of zlotys; b) bidding during the auction will be set at 5,000.00 PLN; c) the starting price is the highest price indicated in the offer; d) detailed auction conditions will be specified by the trustee,

9. the trustee will choose the most advantageous offer,

10. the bidder whose offer was accepted is obliged to conclude a sale agreement within the time frame specified by the trustee and by the date of concluding the agreement must pay the entire offered price,

11. the sale price must be paid in full and must reach the bank account of the bankruptcy estate, no later than the day of concluding the sale agreement – before its conclusion,

12. the deposit submitted by the bidder will be credited against the sale price. To other bidders, the deposit will be returned without interest within 14 days from the date of selection of offers,

13. if the buyer does not meet the sale conditions, they forfeit the deposit, which shall be forfeited to the bankruptcy estate, and the effects of the offer selection expire,

14. all costs of checking the subject of the sale and concluding the agreement are borne by the buyer,

15. the buyer agrees to exclude warranty for physical and legal defects of the subject of sale based on Article 558 § 1 of the Civil Code,

16. the conditions of the sale agreement established by the trustee are not subject to negotiation; the trustee is exclusively authorized to choose the notary before whom activities related to the sale will be conducted,

17. the content of the sale agreement is not subject to negotiation,

18. the trustee reserves the right to withdraw from the sale, cancel the sale proceedings or invalidate it at any stage of the proceedings without giving reasons,

19. in matters not regulated by these conditions, the provisions of the Bankruptcy Law and the provisions of the Civil Code shall apply accordingly,
