- requirements for residential buildings: roofs with slopes of 30°-45°, allowing for gables, dormers, etc.; roofing materials: tiles, metal tiles, or bituminous materials, prohibition of using materials in bright colors; number of floors - up to two above ground assuming that the last floor will be an attic; maximum building height – 9.0 m to the ridge from the ground level to the highest point of the roof; the ground floor elevation up to 1.0 meter above the highest point of the terrain within the building outline; the color of the facades must be in natural colors of materials or warm (pastel) colors, with the use of as few colors as possible on the facade, colors should harmonize with the roof color;


- when constructing free-standing utility or utility-garage buildings, the following applies: number of floors - 1 above ground; roofs with slopes of up to 45°; roofing materials: tiles, metal tiles, or bituminous materials, prohibition of using materials in bright colors; maximum building height – 6.0 m to the ridge from the ground level to the highest point of the roof; the color of the facades must be in natural colors.


3. Special conditions for land development and usage restrictions:
- the location of temporary structures is prohibited;
- free-standing utility or utility-garage buildings should be located deep in the plot away from the residential building looking from the building line;
- at least 1 parking space must be guaranteed for 1 apartment;
- parking spaces should be paved with a recommendation to use permeable slabs.
