Areas of farm building with permission for single-family building (MR) with permission for low residential building (according to the conditions for MN areas) and areas for field crops (RP). Additional plan arrangements: MR - areas of farm building - with arrangements: 1) subdivision into newly designated building plots with an area of not less than 1800 m2 within the MR area is allowed; 2) the minimum width of the newly designated plot is set at 25 meters; 3) the location of cubic objects at distances from the plot boundary is allowed according to § 12 sec. 6 and 7 of the Regulation of the Minister of Infrastructure of April 12, 2002, on the technical conditions that buildings and their location should meet; 4) it is allowed to build residential and farm buildings up to 25% of the plot area; 5) it is necessary to ensure the location of at least 1 garage or parking space on each plot; 6) the following requirements are established for agricultural residential buildings: a) height up to 2 above-ground floors, of which the second is an attic, b) the ground floor elevation up to 1.0 meter above the highest point of the terrain within the building outline, c) ridge height up to 9 meters, d) roof with symmetrical slopes inclined at an angle of 30-45 degrees, allowing for gables, dormers, etc., excluding farm buildings for which single-slope roofs are allowed, e) the construction of mansard roofs is allowed without restrictions on the slope angle, f) roof covering materials must have certification; 7) the realization of holiday buildings (according to the conditions for ML areas) and low residential buildings (according to the conditions for MN areas) as well as commercial services (according to the conditions for U areas) is allowed within the MR areas, provided that the compact area of holiday, single-family, or service buildings does not exceed 5,000 m2 on I-III class soils and 1 ha for IV class soils; 8) the requirement to transform the character of the building structure and plant greenery, enhancing aesthetic values, during modernization and change of function of the objects is introduced; 9) the location of ground service facilities is allowed, as well as the use of residential and farm buildings for service functions. The location of projects that may significantly impact the environment and the realization of objects and devices with nuisances exceeding the boundaries of the property of the object manager is excluded; 10) the planting of isolation greenery from national and provincial roads is mandatory; 11) in the case of areas covered by conservation protection, separate rules apply as in § 4. MN - areas of single-family building - with arrangements: 1) subdivision of newly designated building plots with an area of not less than 1000 m2 within the MN area is allowed; 2) the minimum width of newly designated plots is set at 18 meters; 3) the realization of free-standing ground service buildings is allowed; 4) the location of cubic objects at distances from the plot boundary is allowed according to § 12 sec. 6 and 7 of the Regulation of the Minister of Infrastructure of April 12, 2002, on the technical conditions that buildings and their location should meet; 5) it is allowed to build up to 20% of the plot area; 6) the obligation to ensure the possibility of locating at least 1 garage or parking space on each plot is introduced; 7) the following requirements are established for residential buildings: a) height up to 2 above-ground floors, of which the second is an attic, b) the ground floor elevation up to 1.0 meter above the highest point of the terrain within the building outline, c) ridge height up to 10 meters measured from the highest point of the terrain within the building outline, d) roof slopes inclined at an angle of 30-45 degrees, allowing for gables, dormers, etc., with the exception of buildings with other roof construction solutions that have received a positive opinion from the appropriate urban-architectural commission; e) the construction of mansard roofs is allowed without restrictions on the slope angle; f) roof covering materials must have certification; 8) the realization of buildings at a distance of less than 30 meters from the forest wall is excluded; 9) the realization of holiday buildings is allowed in MN areas - according to the conditions established for ML areas. 10) the location of ground service facilities with an area of up to 50 m2 is allowed, as well as the use of residential and farm buildings for service functions; the location of projects that may significantly impact the environment is excluded; 11) the planting of isolation greenery from national and provincial roads is mandatory; 12) projects of holiday housing located in the Kozlowiecki Landscape Park with a buffer require agreement with the appropriate park director; 13) the location of: a) public service facilities, b) commercial service facilities, c) designation of public green areas, d) sports facilities, e) technical infrastructure devices, f) communication devices, except for technical service facilities and gas stations, is also allowed, provided that they complement or enrich the primary purpose, do not violate the arrangements for the leading function of the area, and the location of projects that may significantly impact the environment, requiring an environmental impact report, is excluded; 14) the objects and devices mentioned in point 13 can be located on the condition that they do not occupy more than 20% of the designated area (the above coefficient does not apply when changing the use of existing individual objects classified as U to public services (UP)). RP - areas for field crops - with the primary purpose of land for: a) field crops; b) allotment gardens; c) horticultural crops; with arrangements: a) the location of new buildings outside existing farmsteads is excluded, with the exception of point 2; b) the location of breeding farms is allowed, which due to nuisances cannot be located in dense development; c) the location of a residential house for family members of the farmer within the existing farmstead is allowed, without the possibility of secondary division of the plot; d) the expansion and modernization of existing farmsteads is allowed (according to the conditions for MR areas); e) the transformation of existing farmsteads for holiday building (according to the conditions for ML areas) and low residential building (according to the conditions for MN areas) is allowed, maintaining the arrangements according to paragraph 1.6 MR point 6); f) the designation and hardening of internal roads serving agricultural management is allowed; g) drainage with only draining character is prohibited; h) the afforestation, planting trees or shrubs on agricultural users defined by the plan drawing and not designated by the plan drawing is allowed for: i) V and VI class soils, j) agricultural soils at risk of water erosion and difficult to cultivate with a slope above 15 degrees, k) areas potentially at risk of flooding and inundation; 9) the location of: a) green areas, viewpoints, and walking paths as well as cycling and horse paths ensuring access to green areas along existing watercourses is also allowed; b) technical infrastructure devices; 10) the objects or devices mentioned in point 9 can be located on the condition that they are adapted to the character and requirements of the primary purpose, do not violate the arrangements applicable to the leading function of the area; 11) points 1 - 5 do not apply to areas located in areas covered by conservation protection and in their immediate vicinity resulting from landscape protection. In these areas, conservation conditions specified by the Lublin Provincial Conservator of Monuments apply. The plot has an exceptionally favorable communication location.
