I have the pleasure to present our new, unique single-family house located near Kolobrzeg (2km), very close to the sea (1300m). The house with an area of 137m2 is situated on a plot of 1000m2. The house has as many as 5 rooms/bedrooms, a living room with a kitchen, and 2 bathrooms.
The house was designed and built for our own needs based on the project House in Borowki (GN). The quality of materials used for its construction and the precision of finishing definitely exceed those used by local developers, which will allow the new owners to enjoy it for many years. The house was put into use in 2024.
This is an energy-efficient house with an energy class A, which is heated by a Panasonic air heat pump (annual bills do not exceed 1500 PLN) and ventilated using recuperation. The building structure was built based on a heavy wooden frame, and its construction was handled by a respected company in the region, ITS. This company, based on research conducted with the Koszalin University of Technology, developed the most energy-efficient wall cross-section, ensuring that our building's primary energy demand does not exceed 61kWh. Cellulose wool and products from Steico and Fermacell brands (guaranteeing excellent thermal and acoustic insulation of the building) were used for insulation. Additionally, a chimney was built in the living room, which can be used for building a fireplace or connecting another heat source in the future (due to very low bills, we did not decide to build it). The contractor provided a 28-year warranty on the construction of the house, which undoubtedly emphasizes the quality of its execution and the materials used.
The interior of the house has been designed in a modern maritime style, which additionally emphasizes its wonderful location. Top manufacturers' materials (Porta, QuickStep, Grohe, Egger) were used for its finishing. The house is ready to move in and does not require any financial outlay, and all equipment elements are practically new and show no signs of wear.
The house has smart installations allowing remote management from a mobile phone:
- all windows are equipped with electrically controlled blinds and can be controlled from the phone - heating is managed via the Panasonic mobile app, allowing the house to be heated just before arrival.
- the utility room is equipped with a garage door controlled by a remote or also from a smartphone, allowing remote opening of the house, e.g., for a courier.
- an alarm system has been installed throughout the house, which can be armed/disarmed via a mobile app.
- the area around the building is monitored using 6 high-resolution cameras, and remote access allows for viewing.
- the building is equipped with carbon monoxide and flooding sensors, which in the event of an unfortunate incident will trigger an alarm and notify the owners via SMS.
- a video intercom has been installed at the entrance, allowing remote opening of the gate or talking to an unexpected guest.
The house has been prepared for the installation of photovoltaic panels (special tiles for running the installation, cable passages leading from the roof to the electrical box).
Fiber optic has been brought to the building, which is an incredible advantage, especially during the holiday season when local mobile network transmitters are overloaded by tourists.
The house is situated on a large plot that has been leveled and prepared for garden arrangement by future owners. Many new houses have been built in the neighborhood, and the neighbors are very friendly and extremely helpful. The building overlooks uninhabited fields, which provide a wonderful view, especially in early autumn.
The house is located in the western (urban) part of Grzybowo, which guarantees peace and quiet from the hustle and bustle of the tourist part of the town. Last year, the municipality carried out a comprehensive renovation of Słoneczna Street, thanks to which a paved road and sidewalk lead to the building, and storm drainage was built along the street, and lighting was installed.
The distance to the sea is only 1300m, and the beach itself is very wide and has been awarded the Blue Flag. There are many bike paths and hiking trails in the area. Nearby there is a supermarket (800m), pharmacy, and bus stop.
