The shape of the plot is moderately favorable, the land of the plot is level. An energy pole is located on the plot, and an overhead power line runs over part of the plot. The property is not covered by the local spatial development plan. According to the Study of Conditions and Directions of Spatial Development of the municipality of Trzcianka, approved by the City Council of Trzcianka Resolution No. LXXII/750/23 dated July 11, 2013, the property is located in areas designated for multifunctional rural development (including farm buildings) and forest areas. Sections III and IV of the Land and Mortgage Register PO1T/00009665/9 do not show any encumbrances regarding the aforementioned property. The sale of the property occurs through a limited oral auction restricted to the owners of neighboring properties. Note! The ownership of the property is sold based on data from the land and building register maintained by the District Office, and the Buyer will not make any claims against the Seller regarding any discrepancies regarding the type of use and any difference in the area of the sold properties if, after the sale, the surveyor shows a different area than that indicated in the District Office documents. A condition for participating in the auction is to pay a deposit to the account of the Municipality of Trzcianka Bank PEKAO S. A. I/branch Trzcianka 36 1240 3741 1111 0000 4456 5295, no later than August 29, 2025. The date of the deposit is the day the deposit is credited to the account of the Municipality of Trzcianka. When making the payment, the plot number and location of the property to which the deposit pertains must be clearly specified. 4. Auction participants are required to have the following documents: identity, proof of deposit payment, and entities other than individuals additionally an extract from the relevant register and a power of attorney to participate in the auction. The deposit paid by the participant is equivalent to their confirmation of having familiarized themselves with the current state of the property and its development possibilities and acceptance without reservations. The deposit paid by the person determined as the buyer of the property will be credited towards the sale price. No later than 21 days from the date of the auction decision, the person determined as the Buyer of the property will be notified of the place and date of the notarial deed. The consequence of the buyer's refusal to conclude the sale agreement within the specified period is the loss of the paid deposit. 5. The buyer of the property is obliged to carry out at their own expense the necessary technical infrastructure for the intended investment. In the event of project collisions related to existing infrastructure, the buyer will relocate it at their own expense, after making the legally required arrangements and obtaining permits. The Mayor of Trzcianka reserves the right to cancel the auction in case of justified reasons. 6. Before participating in the auction, one should familiarize themselves with the Order No. 70/13 of the Mayor of Trzcianka dated May 14, 2013, regarding the establishment of auction regulations for the sale or lease of real estate owned by the Municipality of Trzcianka, available on the website, in the "Mayor's Orders" section, or at the City Hall of Trzcianka, room No. 205, and fill out the auction participation form available on the website, in the "Handling Matters"/"Real Estate Management" section or at the City Hall of Trzcianka, room No. 205. 7. The auction is considered concluded with a negative result if no one participates in the oral auction or none of the participants offers a minimum bid above the starting price. 8. The minimum bid amount is 1% of the starting price of the property, rounded up to the nearest ten zlotys. 9. The buyer is charged with the costs of preparing the property transfer agreement. 10. The buyer is obliged at their own expense after winning the auction to obtain upon request an excerpt and extract from the land register, issued by the District Office in Czarnkow, delegation in Trzcianka, ul. 27 Stycznia 42, and possibly other documents necessary to conclude the notarial deed. 11.
