ANNOUNCES AN AUCTION for the establishment of rights and transfer of separate ownership of a residential unit

• The residential unit located in Grudziadz at ul. Gen. Kazimierz Sosnkowski 17 m. 41, with a usable area of 51.40 m2, consisting of 2 rooms, kitchen, bathroom with toilet, and hallway, located on the III floor (attic), with an attached room - cellar with an area of 4.00 m2, number of shares in the co-ownership of the common property: 5540/330000.
• The auction date in the form of an oral auction on 14.08.2025 at 12:00.
• The estimated market value of the unit is - 298,000.00 PLN, and the starting price is 75% of the market value, which is 223,500.00 PLN.
• The bidder participating in the auction should pay a deposit of - 29,800.00 PLN to account 86 1020 5040 0000 6402 0023 0250 by 11.08.2025.
• The person purchasing the unit declares that they are aware of the technical condition of the subject unit.
• Priority in purchasing the unit is granted to members of the Cooperative, as mentioned in the "Regulations for purchasing residential and commercial units from the Housing Cooperative DOM MARZEN in Grudziadz for re-occupation under the conditions of separate ownership of the unit".
• In the case of at least two interested parties not exercising the right of priority, the Management Board will conduct an auction among these persons in the form of an oral auction on 14.08.2025 at 12:00 at the headquarters of the Housing Cooperative Dom Marzen in Grudziadz at ul. Kulerskiego 6A.
• The condition for establishing rights and transferring separate ownership is the payment of the auctioned amount.
• The notary's fee for all notarial activities performed when concluding the contract and court costs in the land and mortgage proceedings are borne by the buyer.
• Both spouses will participate in the notarial deed if the right is to belong to both of them.
• The notarial deed will be drawn up by a notary whose office is in the city of Grudziadz, no later than within 3 months from the resolution of the auction.
• Failure to conclude the contract for the establishment of rights and transfer of separate ownership of the unit by the person who won the auction results in the forfeiture of the deposit in favor of the Cooperative.
