If you like sunlight coming into your home and dislike dark apartments from the north, you will like this apartment. I have lived here for about 20 years and I must admit that it has been very good living here. Time for a change :) In the V staircase, where the apartment is located, there is security in a glass room. The apartment has three rooms, finished to a high standard for the time it was finished. The biggest advantage of this apartment is the location and nice 2 terraces, including 1 year-round. In this block, several apartments are for sale, but either the windows face Aleja Pawla or they have neither a balcony nor a terrace. Location 4 stops from Rondo ONZ, 1 stop from Arkadia, 900 meters to Krasiński Garden, and 1500 m to the New Town. If you have a dog, there are two locations where people meet with dogs, one near the Polin Museum (300 m from the block) and the other the Garden of the Righteous in Warsaw (on the other side of Anielewicza). Nearby are two Biedronka stores, one at Stawki 40 and the other at Dobois 5a. Personally, I preferred shopping at Kwiryn, a well-stocked large store on Anielewicza 22 (about 300 m from the block). There is a Żabka store by the staircase. In the building, there is a hairdresser, a restaurant, 2 beauty salons, one a bit more expensive but much better, and the other, let's say, average. A dentist, optician, and massage services are also in the building. One of the best public primary schools in Warsaw (SZ.P. No. 389) is on Smocza Street 19 - 300 meters from the block. This school has a nice football and basketball field. 250 meters to the kindergarten. The pharmacy is on the other side of Al. Jana Pawla, and the 24-hour pharmacy is less than 500 meters from the block. This apartment is on the quiet side, i.e., from the southwest. Although it is in the center, all windows can be opened during the day and at night, and the noise of the city does not come inside. In the same building, I previously had an apartment with windows facing Aleja Jana Pawla. It was impossible to function there. Opening the windows meant that the household members could not hear each other. In my apartment, it is quiet. The apartment has two terraces. One terrace is a year-round glazed one with a roof that opens with a remote control, about 20 m² (additional heating with radiators), and the other terrace is open. One room is a children's room, and the other room is open, from which it was great to watch Netflix. In this area, everyone complains about the lack of parking. You can buy one parking space in the underground garage, and additionally, I have two spaces in front of the block, right next to the staircase, which are leased. If the buyer does not want them, there is a queue to take them over. Regarding the garage, it is worth knowing that this building has two parts of the garage hall. The lower one, where a tall SUV, e.g., G class, cannot enter, and the one where I have a garage. All cars can enter here. The kitchen has a window and a bar for several people. It is the favorite place (after the glazed terrace) of all my friends. The apartment was renovated in 2015 with new radiators and parquet. It is currently being repainted. The rest can be seen in the photos. The apartment is ready to move in. The price does not include the parking space.
