Property description:

For sale are three agricultural plots with a decision on building conditions (WZ), located in the village of Wólka Szczawińska, just a 5-minute drive from Nowe Miasto.

The plots are situated in a picturesque area, surrounded by forests and fields, with a view of distant neighbors. This is a unique place for building a holiday home or a year-round residence. In the vicinity, wild fauna can often be spotted - deer regularly stroll here, and cranes can be seen in the nearby meadows, adding charm to this place. Access to the plots is via a designated public road and further access road - part of plot no. 77/3 (as shown in the attached graphic no. 7).

There are trees at the front of plot no. 77/1 and along the entire length of each plot, with the most on no. 77/3, providing additional intimacy and aesthetic appearance of the area (satellite photo no. 9 shows approximately the current state of the tree cover of the plot). As mentioned above, plot 77/3 is completely wooded and has a shallow pond on its territory, and along its left boundary runs a narrow stream (several last reference photos).

The areas of plots no. 77/1 and 77/2 will soon be cleared of bushes and branches, facilitating the development and preparation of the area for construction (more photos of the plot will be available soon).

Along the boundary of plots no. 77/2 and 77/3 runs a medium voltage line and one pole (photo).

In the immediate vicinity, there are grocery stores, such as supermarkets Dino and Groszek, medical clinics, and a KM train station, from which it is easy to reach Warsaw from the towns of Swierczyn or Joniec. A few minutes by car also leads to a reservoir on the Sona River - an ideal place to relax on the beach or enjoy fishing.

Decision on building conditions:

A decision WZ has been issued for each of the three plots, allowing for the construction of a single-family residential building with the following parameters:

  • Maximum building area: 120 m²
  • Maximum building height: 9 m (from the average level of the ground in front of the main entrance)
  • Maximum height of the upper edge of the front elevation: 5 m
  • Maximum width of the front elevation: 12 m
  • Roof: gable or four-sided with a slope angle of 20° to 45°

Additionally, a non-crossing building line is established at a distance of 6.0 m from the boundary with the internal road (land registry plot no. 77/3).
