Areas of single-family residential development (1 MN): 1) In areas marked with the symbol 1MN, the basic purpose is for single-family development and the following development conditions are established: a. adaptation, modernization, and construction of buildings, b. adaptation of single-family housing complexes realized based on detailed local plans, modernization and construction of buildings are allowed, under the conditions of continuing existing principles regarding the building line, communication service, and infrastructure realization, c. location of non-intrusive services and crafts in existing buildings or in a new service or service-agricultural facility provided that they do not cause conflict with existing and planned development, d. possibility of transforming existing buildings into non-intrusive services, e. possibility of locating one agricultural building on the plot, including a garage. 2) Conditions for division into building plots, subject to the provisions of the real estate management act, with the reservation of point 1b: a. the size of the building plot - min. 800 m²; except for areas marked with the symbol 2MN, b. larger plots are allowed, c. direct access to the public road or separation of access to the single-family housing complex is allowed to be serviced by a pedestrian-vehicle path with a minimum width adapted to the conditions of the intended land development. 3) In the area of the municipal center of Niedrzwica Duza, the shaping of the urban layout is required, through the regulation of this layout and emphasizing the importance and values of urban interiors: squares, streets, facades, service-commercial corridors, building quarters. The following development conditions are established, requiring specification in detailed local plans, which development is mandatory: a. transformation of degraded areas and those used inconsistently with the basic function (demolition of objects in poor technical condition, relocation of intrusive objects), b. adaptation, expansion, and construction of residential, agricultural, and service buildings, c. placement of service functions, taking into account functional connections and the principle of good neighborliness, d. arranging green areas in a way that ensures isolation from the nuisances of traffic and other located in the vicinity, e. delineation of the communication system serving residential building complexes (boundary lines, street routing, building lines).
