We are looking for new owners for our beloved apartment with an area of 42.98m2, located on Małysiaka Street. Hello! We are a couple who, after 11 years spent in southern Poland, decided to return to our hometown, which means to the north. For this reason, this advertisement was created, and the decision was made to sell our beloved apartment, which is located in an amazing part of Krakow called Kliny. If Krakow holds no secrets for you, you surely know that this is one of the few parts of the city that can be characterized by one term - NATURE. It is true that southern Krakow is rapidly developing, which is essentially a hallmark of a large city, but access to nature here is truly abundant. What view do we have from the apartment windows? Huge expanses of meadows, and nearby there are forests and other charming walking paths that we have really explored over the last five years. We are the first owners of the apartment, which we bought in developer condition (built in 2020) - full ownership in the land and mortgage register and without a mortgage. The apartment is really spacious, and you can feel it immediately upon entering, as the hallway is about 6/7m2 - it often served as an additional room for a home gym. Economic details: - hallway about 6/7m2, - separate wardrobe about 2.5m2, - bathroom 4.77m2, - bedroom 11.45m2 with built-in wardrobe, - living room with kitchenette 17.19m2, - attached garden of 18m2. I will pause for a moment on the garden issue - we were looking for an apartment in a block with a garden, and really this piece of land in the city, in a block, is something amazing. It gives a sense of freedom and independence. The windows in the apartment are balcony windows in both rooms, which lets in a lot of light and allows us to go out to the garden directly from each room. I don't need to describe how nice it is to go out in pajamas for breakfast in the garden or to have a Sunday dinner with guests? Or even to watch the stars in the sky lying on your own piece of lawn? :) Really, with a clear heart, I can write this from my own experience - 18m2 is really a lot! I am educated as a gardener among other things and have experimented a lot in the garden. I have planted ornamental plant beds, incorporated trees into them (we have three columnar fruit trees in the garden: cherries and two varieties of plums - one particularly fruitful, producing really a lot of fruit), and I grow crops every year. And in its central place is a relaxation area. We wanted to have as much contact with nature as possible, so we did not make any paved terrace, but the garden awaits the new owners' visions. I will definitely advise how to take care of the plants that are already here if you want to leave them. :) The estate has full infrastructure - kindergartens, schools, pharmacies, grocery stores (including Lidl about 1.5km away - we often walk there), there is also the ATUT shopping center nearby, clinics, a bus loop with direct connection to the city center (currently there are minor inconveniences due to the reconstruction of Borkowska Street, which is expected to last about four months), and most importantly, the city plans further development of the estate's infrastructure. Really everything a person needs to live is here at your fingertips. The apartment has lacquered parquet flooring, which provides excellent insulation and durability. The apartment has an eastern exposure, which means that the sun's rays wake us up. The building is well insulated because in winter, little is needed to achieve warmth in the apartment, and in summer, the walls are cool, allowing for a break from the heat. As for the connections, the block is connected to water and municipal heating, there is no gas, so the operating costs of the apartment are exceptionally low for Krakow. It is also worth mentioning that there is a friendly and pleasant atmosphere throughout the building, and especially we have great neighbors to our left (others are also good companions for life on the same floor), who always helped when we needed it. We hope to find them good new companions. :) Above, I have described everything that seemed most important to me.
