We present the offer of land property located in the picturesque village of Wola Nieszkowska (Bochnia commune). The plot will be separated from the parcel with the geodetic number 199/3, and its target size will be at least 2500 m2. Its shape will be similar to a rectangle, where the width of the front is about 35 meters, while the length from the southern side is about 71 meters, and from the northern side - 81 meters. The land is sloping towards the north, allowing us to admire the beautiful panorama of nearby towns. 2. ROAD. The land has direct access to an asphalt municipal road. 3. MEDIA. Electricity - on the neighboring plot with the geodetic number 207/1, gas - on the plot, telephone - on the adjacent plot. 4. LAND USE. The property is covered by the Local Spatial Development Plan of the Bochnia Commune, marked with the symbol: MPe (areas for single-family residential development of higher standard). It will cover the entire area of the property. According to the Study, the property will in the future be entirely marked with the symbol MN (areas for residential development). The most important information for areas covered by the plan: 1. The primary purpose is single-family residential buildings in a free-standing arrangement. 2. The following are allowed: free-standing commercial service facilities to meet local needs in retail, recreation, grassy sports fields, auxiliary economic facilities and garages built or attached to buildings or as free-standing facilities, access roads, parking spaces, technical infrastructure facilities. 3. The following are prohibited: farm buildings, multi-family buildings, single-family buildings in a twin arrangement, radio communication towers, facilities related to agricultural and forestry production, production and craft facilities, separate warehouse buildings and open storage yards, temporary construction facilities, except for construction site facilities. 4. The following building and land development rules are established: the height of buildings cannot exceed 7 meters, with a tolerance of 15%, the size of the plot for new development in cases of new geodetic divisions and the size of the built-up area cannot be less than 2500 m2, the built-up area cannot exceed 25% of the area of the building plot, the area of biologically active land - at least 50% of the investment area (building plot), the form of free-standing non-residential facilities must meet the following requirements: the height cannot exceed 7 meters (does not apply to service facilities for public purposes), the color of finishing materials must be harmonized with the color of other buildings located on the plot, the condition for the realization of development on the plot is regulated access of this plot to the public road. 5. The realization of new buildings cannot violate: the rights of owners, users, and administrators of neighboring lands, technical, sanitary, and fire safety standards, other requirements, especially regarding environmental protection, water management, geology, and the protection of cultural goods and landscape - specified in separate regulations, restrictions on land disposal resulting from valid administrative decisions - Administrative Procedure Code. 6. The user of the facility should provide an adequate number of parking spaces located within the building plot - 2 parking or garage spaces for one residential building. 7. The following architectural form shaping rules are established for MPe areas located in protected landscape areas and designated in the plan as valuable landscape areas: in areas with existing development, buildings should be situated in a way that does not violate the specific features, spatial arrangements appropriate for the given locality and site specificity, maintaining and adapting to valuable elements, if they exist (courtyards, fence reach, buildings, small architecture, and accompanying infrastructure), the positioning of buildings should be orderly, maintaining the building line of front buildings, land leveling: the height of embankments should not exceed 0.5 meters, lowering the ground level (excavation) - up to 1.0 meters. 8. The shape of the building: the main shape of the building should have external dimensions or proportions referring to the parameters of buildings typical for the given locality or its part, the entrance accentuated by a porch or in another way should be located in the central part of the longer side of the building's shape; it is recommended that entrances placed outside the symmetry axis of the building's shape be clearly shifted in relation to this axis, the building shape should be rectangular; a rectangular prism covered with a symmetrical steep roof with a slope angle of 30 to 45 degrees, roof covering - wooden shingles, ceramic tiles in natural colors, flat galvanized sheet metal in sheets, joining sheets on a standing seam, the number of above-ground floors is limited to two, with the second floor allowed only as a usable attic in a steep roof, window openings - rectangular in square module. 5. POSSIBILITY OF LAND DEVELOPMENT. The planned area of the plot at this stage of purchasing the property can still be changed - however, according to the Local Spatial Development Plan, it must be at least 25 ares. A single-family house in a free-standing arrangement with a large terrace, from which you will admire the surrounding landscapes every day, will fit perfectly into the landscape. Since the plot is located on an internal road frequented only by residents, we have the guarantee that peace will not be disturbed in any way.
