The local spatial development plan for the plot.

2. The following rules for the division of the property are established:

1) the division of the property can be made if it is in accordance with the provisions of the plan and with separate regulations;

2) the minimum width of the plot front should be 20 m;

3) the angle of the plot boundaries in relation to the road should be between 40º - 135º;

4) the minimum area of newly designated plots is established:

a) for areas designated MN1, MU1, MU1w - 600 m2.

1. AREAS FOR SINGLE-FAMILY RESIDENTIAL DEVELOPMENT (MN1) are designated.

2. The primary purpose of the areas is single-family residential development.

3. Permissible use: 1) free-standing service buildings for which a strategic environmental impact assessment is not required; 2) services located in residential buildings;

4. Accompanying purposes: 1) arranged greenery 2) access roads, pedestrian and vehicular paths, bicycle paths, pedestrian paths; 3) parking spaces; 4) small architecture facilities; 5) garages, utility buildings; 6) recreational facilities, playgrounds; 7) infrastructure technical facilities, networks, and devices.

5. Within the MN1 areas, the following are prohibited: 1) residential development in a terraced layout; 2) multi-family development; 3) farm buildings; 4) production and craft facilities.

6. The following conditions for land development are established:

1) building intensity: min. 0.05, max. 1.7;

2) development can be realized in the form of free-standing buildings or twin buildings;

3) the maximum height of the primary and permissible buildings is 10 m, utility buildings and garages - 7m;

4) roof geometry: a) residential buildings - two or multi-pitched roofs, with the same slope of the main roof planes and a slope angle of 25° to 45°; skylights or roof windows are allowed, dormer roofs cannot be connected, the use of gables is allowed, b) for service buildings and utility buildings as well as garages - gable roofs, flat roofs, multi-pitched and single-pitched roofs are allowed; no slope of roofs is specified;

5) building color - facades in light colors, allowing materials such as: stone, brick, wood, or similar; 6) roofing: a) in dark shades of red, green, brown, gray, black, b) on residential buildings, tiles are preferred, other materials and elements with the texture of tiles are allowed.

7. Building area and biologically active area indicators: 1) the building area indicator cannot exceed 65% of the building plot area; 2) the biologically active area indicator cannot be less than 30% of the building plot.
