The syndic of the bankruptcy estate of a natural person not conducting business activity sells by private treaty in the form of a written offer competition a share of 28/40 in the ownership of real estate (plot no. 1085) with an area of 0.0578 ha, built with a residential building, located in Jastrowie at ul. Konopnicka 31 H, gm. Jastrowie, pow. Zlotowski, voivodeship Wielkopolskie, for a price not lower than 90,000.00 PLN. Short description of the subject of sale and the entire property: The plot is built with a single-family residential building, single-storey with a usable attic, in a free-standing development. The access road to the property is paved with asphalt; the shape of the plot is similar to a parallelogram. The surroundings consist of single-family residential buildings and service buildings (tire service). Access to the utility networks (within reach): - Electrical network, - Water supply network, - Sewage network, - Gas network (brought only to the building), - telecommunication network. The residential building is free-standing, single-storey with a usable attic, and has a basement. The building structure is brick. Usable area: 80.0 m2 (area calculated based on measurements during the inspection /ground floor/ and multiplied by the coefficient of 1.5 considering the attic area: 53.2 x 1.5 = 79.8 ≈ 80 m2). Visible damp spots (the building is uninsulated, lacks central heating). Overall maintenance conditions are good. The technical and utility condition is assumed to be average. Part of the subject of sale is encumbered with the right of usufruct (usufructuary - age 92 years). Short (incomplete) conditions of the offer competition: 1. Written offers to purchase a share in the property must be submitted in Polish, personally or by mail - registered letter with acknowledgment of receipt, in closed and sealed, opaque 2 (in words: two) envelopes to the address: Law Office of Legal Advisor and Restructuring Advisor Jan Kukulski, ul. Feliksa Nowowiejskiego 14 C/10, 61-732 Poznan. Personal submission of the offer is only possible after prior arrangement with the syndic by phone (contact number: 609246255). 2. The outer envelope should be addressed to the syndic (at the address: Law Office of Legal Advisor and Restructuring Advisor Jan Kukulski, ul. Feliksa Nowowiejskiego 14 C/10, 61-732 Poznan) and marked "Offer - PO1P/GUp-s/673/2024 (AB)", into which the envelope from the next sentence should be placed. The inner envelope must not be signed or marked in any other way, and it contains only the Offer (offer to purchase the Share), which should be submitted on numbered pages, permanently bound together. 3. The offer must be submitted to the syndic by October 13, 2025. 4. In the case of sending the Offer by mail, the deadline for submitting offers is determined by the day the postal operator, through which the Offeror sent their offer, made the first attempt to deliver the offer to the address of the syndic's office. In the case of submitting the Offer personally at the Syndic's Office, the date of receipt of the Offer is considered the date on which the Syndic accepted such a submitted Offer. 5. Requirements regarding the content and other details of the Offer are specified in the Regulations, which can be obtained in the manner indicated in point 9 below. 6. A condition for participation in the competition according to these regulations is the payment by the Offeror of a deposit in the amount of 9,000.00 PLN (in words: nine thousand 00/100) to the bank account of the bankruptcy estate of the Debtor with the number 18 1600 1462 1716 6639 3000 0001, with the note "Deposit PO1P/GUp-s/673/2024 - share 28/40 in the property at ul. Konopnicka 31 H, Jastrowie". The deadline for the deposit payment expires on October 13, 2025. The date of receipt of the deposit is considered the day the entire deposit amount is credited to the bank account indicated above. 7. The opening and consideration of Offers will take place at the Law Office of Legal Advisor and Restructuring Advisor Jan Kukulski, ul. Feliksa Nowowiejskiego 14 C/10, 61-732 Poznan, on October 15, 2025, at 14:00. 8. If it is found that only one valid offer was submitted for the purchase of the Share, the Syndic will recognize it as the winning one and will award it, unless there are grounds for annulling the competition. If it is found that at least two valid Offers were submitted for the purchase of the Share, the Syndic will conduct an additional oral auction, in which all Offerors who submitted valid offers may participate. For this purpose, Offerors will be invited to the oral auction at the email addresses they provided, which will take place on a date set by the Syndic for all Offerors whose offers were not rejected, at least 14 days from the date of point 6. Further conditions of the oral auction, including the conditions for selecting its winner, as well as the rules for concluding the sale agreement for the subject of this announcement, are provided in the Regulations, which can be obtained in the manner indicated in point 9 below. 9. Detailed information about the subject of sale, Sale Regulations, Valuation Report, rules for paying the deposit is provided by the syndic's office only by email (by submitting an email inquiry about the above, the inquirer acknowledges that they are obliged not to forward or process any personal data obtained in connection with the above). Potential bidders are obliged to familiarize themselves with the conditions specified in the Sale Regulations and the prepared valuation report before submitting an offer. 11. Warranty for legal and physical defects is unconditionally excluded. 12. The syndic reserves the right to annul the competition at any time without giving reasons. Annulment of the competition does not constitute grounds for any claims against the Syndic or the bankruptcy estate of the Debtor, except for the request for the return of the deposit or the paid sale price.
