Located directly by Lake Karsinskie, one of the cleanest lakes in the region, where the use of motorboats is prohibited, ensuring peace and quiet. In the zone where the plot is located, there is a ban on building structures within 100 meters from the shoreline of the lake, which guarantees that the view of the lake will remain unobstructed. The plot has a northeast exposure, which provides excellent sunlight throughout the day, with a view of the lake from sunrise to sunset. 2. PURPOSE AND BUILDING POSSIBILITIES A decision on building conditions has been issued for the plot, allowing for the construction of a single-family residential building. The maximum building area is 7% of the plot area, which corresponds to approximately 256 m². The width of the planned building's front elevation is 15.7 m (with a tolerance of up to 20%). The maximum height of the building is 9 m, with a gable roof with a slope between 40° and 50°. The plot is outside the local spatial development plan; its purpose is defined by the aforementioned decision on building conditions. 3. LEGAL STATUS AND INFRASTRUCTURE The plot has an established Land and Mortgage Register, free of encumbrances. Direct access to the public municipal road is ensured. There is a possibility of connecting to the water supply and sewage network, according to the connection conditions issued by the Municipal Utility Company. Access to electricity is ensured by existing and planned energy infrastructure. 4. GEOLOGICAL CONDITIONS A geotechnical opinion confirms the possibility of direct placement of the building on foundation pads. The substrate consists mainly of mineral soils (sands), which provides stable construction conditions. The absence of a high groundwater level eliminates the risk of flooding and facilitates construction work. 5. NATURAL AND TOURIST ATTRACTIONS Tuchola National Park: It includes 21 lakes, the largest of which is Lake Ostrowite with an area of 272 ha. Seven of these lakes form a waterway called the Stream of Seven Lakes, which is a picturesque river 14 km long. Four lakes – Wielkie Gacno, Male Gacno, Nierybno, and Gluche – are unique lobelia lakes, characterized by exceptional water purity and unique flora. Kashubian Route: An extensive network of bicycle paths with a total length of 165 km, of which 62 km are specially built bike paths along main roads, and 104 km are marked routes leading through picturesque areas of Kashubia. These routes offer cyclists the opportunity to discover the charms of the Tuchola Forest and Kashubia, leading through forests, lakes, and charming villages. SWORNEGACIE: A renowned tourist destination known for its rich recreational offerings, including water sports, fishing, and traditional Kashubian culture. The village has a beautiful beach with a promenade, offering excellent conditions for relaxation by the water. You can stroll along the charming promenade, enjoying views of the lake and the tranquility of the area. Additionally, Swornegacie offers numerous restaurants and cafes serving both traditional Kashubian specialties and modern regional cuisine. It is an ideal place to taste local delicacies in a unique setting after a day full of attractions. CHARZYKOWY: Located about 20 km from Swornegacie, Charzykowy is considered the cradle of Polish sailing. It was here in 1919 that the first sailing society in Polish lands was established. Gdansk and the Tri-City – approx. 120 km, quick access thanks to the new Tri-City Metropolitan Bypass. New road infrastructure: The planned expressway S10 (Bydgoszcz–Slupsk) will run through Chojnice, significantly improving the connection between southern Poland and southern Pomerania and further facilitating access to Swornegacie. The Tri-City Metropolitan Bypass will shorten travel time to Gdansk, providing quick access to the A1 motorway and S6 route. Gdansk Lech Walesa Airport enables convenient travel for people from abroad or other parts of Poland. 7.
