Description
For sale is an undeveloped property with a processed building permit for 13 two-unit single-family residential buildings, located in Lodz at Kolumny Street (near number 532), consisting of two plots: 229/1 with an area of 4271m2, and 229/2 with an area of 4057m2. The total investment area is 8328m2 (width from 47.5 meters to 51 meters, length from 162 to 172 meters). In April 2025, binding building conditions were issued for the entire area, consisting of the construction of a group of single-family residential buildings in free-standing development along with the construction of a water supply network, access road, and necessary installations and construction devices with building coefficient parameters up to 0.13, and above-ground intensity up to 0.23. An application has been submitted to PGE Distribution for technical conditions for the construction of 26 connections of 14kW each (each unit is planned to have a 6kW heat pump, or for one building two heat pumps with the possibility of connecting to 12kW), and one administrative circuit of 7kW, as well as an application for technical conditions to ZWiK for the construction of a water supply network along with 26 connections (one meter for each unit). Each building is planned to have a two-chamber tank for liquid waste (one chamber for each unit). Each building has been designed in such a way that it can be sold as a whole (i.e., as two units, one on the ground floor 47m2, the other on the first floor 45m2, as well as a corridor 4.43m2 and a boiler room 2.6m2 as common parts for the two units) to one family (e.g., 2+2, with the possibility of future resale of one unused unit), or after the building is constructed, it will be possible to separate and sell one unit to one buyer and the other to another buyer (because not every potential buyer will have the creditworthiness to purchase the entire building consisting of two units - hence the developer will not exclude buyers with lower creditworthiness). Each unit is planned to have two parking spaces and about 250m2 of garden sold as quoad usum as common parts assigned to each unit, meaning with the right to exclusive use. A decision has been issued for the location of a 6-meter wide driveway (the driveway will have the same width as the planned internal road - so that vehicles can pass each other from both sides, and also so that heavy vehicles have convenient access with the possibility of turning at the end of the area). At the very beginning of the area in the lower left corner of plot 229/1, there is a transformer station and access to medium voltage. This must undoubtedly be considered an advantage, as developers often encounter problems related to unresolved easements for PGE, which only come to light at the design stage of network expansion. At the very end of the area, there is a protective strip of high voltage, hence the last thirteenth building, in exchange for being located closest to this line, will have the largest plot to offer future buyers a larger plot for such inconvenience. Currently, the PZT is being negotiated with PSE S.A. When purchasing the land for two entities after the construction of the open shell of the buildings, there is a possibility of dividing the land into 14 plots; 13 plots under each building and the 14th plot as a road - however, this is not necessary, as the buildings are two-unit and there will be no problems in the future obtaining certificates of independence of the units - and then the bank will be able to finance both the developer and future buyers. However, the future division of plots will affect the exclusion of the creation of a housing community assuming that one building will be acquired by one buyer. Currently, the renovation works of the new surface of Kolumny Street have also been completed, and construction works are currently underway to create a new sidewalk and a bus bay that will be located directly at the boundary of the investment area. The price stated in the advertisement is the gross amount (which includes 23% VAT). There is a possibility of repurchasing the land prepared for the valid building permit, or there is a possibility of opening a special limited liability company with my company - so that I can carry out this investment to the end and sell it entirely, and the investor (partner) would fulfill the role of a capital partner. Profit sharing 50/50. The margin on the project is planned at 30% when selling a square meter of the unit at the level of 8000 PLN gross (including 8% VAT - this is a real price for a unit smaller than 50m2, with 250 square meters of garden and two parking spaces calculated into the final price).
