PROPERTY SALE ANNOUNCEMENT

Project Mielno sp. z o.o. based in Warsaw [hereinafter: Company], announces a written tender for the property described below:

1. Ownership of undeveloped land, designated as plot number 82/3 and a share in plots number 8/27 and number 8/30 KW number KA1K/00092364/2, located in the area of Krogulcza Street in Katowice, Ligota district, M. Katowice municipality, M. Katowice district, Silesian Voivodeship, for which the District Court Katowice-East in Katowice, Division XI of Land and Mortgage Registers maintains land and mortgage register number KA1K/00114332/0, for a price not lower than 1,798,982.00 PLN (plus any applicable VAT).

Offer Characteristics:

1. The criterion for selecting the offer will be the highest price.

2. The starting prices of the properties are amounts resulting from market values based on appraisals prepared by property appraisers.

3. Offers must be submitted in person at the office in Chorzow (41-506), ul. Dzialkowa 8, on weekdays from 8:00 AM to 7:00 PM or sent by mail [the date and time of receipt at the office within the deadline set by the Company Project Mielno sp. z o.o. based in Warsaw, i.e. by September 18, 2025, with a note allowing identification of which property the offer concerns. The detailed content of the note is specified in the tender regulations.

4. A condition for participation in the tender is prior payment of a deposit in the amount specified in the tender regulations, to the Company's bank account, number: 58 8436 0003 0000 0026 9544 0008 [Bank MBS]. The recognition of the Company's bank account must occur no later than the day before the opening of offers. All bank fees related to the transfer of the deposit are borne by the bidder.

5. The evaluation of offers will take place at the office in Chorzow (41-506) ul. Dzialkowa 8, on September 18, 2025, at the times indicated in the tender regulations starting from 1:45 PM. Each bidder is entitled to participate in the meeting where the offers will be evaluated.

6. In the event that the highest offers contain the same price or the highest prices differ by an amount up to 10% of the value of the highest submitted offer, the tender committee will qualify these offers for an additional oral auction, which will take place at the same location (ul. Dzialkowa 8, 41-506 Chorzow), on the day of the tender resolution (September 18, 2025).

The amount of the bid has been specified for each item of the tender separately and is also indicated in the regulations.

7. The sale agreement will be concluded within a period specified by the Company, not exceeding three months from the date of the tender resolution.

8. The transaction costs of the sale are borne solely by the buyer.
