For sale a plot with access to the river in a very picturesque location in a quiet and peaceful area where the asphalt road has long ended.

Located near a very large water reservoir (320ha) (about 3km in a straight line) but far enough to be away from people and their presence. A few hundred meters from the plot runs DW764.

The plot has an area of about 6500m2 in an irregular shape resembling a trapezoid with dimensions of 277m waterfront with the river x 51m at the widest point. It borders the river for about 277m. In the river's course on the plot, there are several charming sandy, almost wild mini beaches. The river itself is a tributary of the Czarna Staszowska, which flows into the Chańcza water reservoir three kilometers away. The plot is not flood-prone, flat on one side bordering a forest, which surrounds the plot with a slope. The plot is about 1.5-2m above the water line, so it is dry and not marshy.

Most of the waterfront of the plot is low, with a small part having a slope with a forest.

Regardless of the land development plan, according to building law, a Dutch house, a camping trailer, a shed, or a building not connected to the land can be placed on the plot, although after the amendment to the building law in June 2023, it is also possible to build an economic building up to 150m2.

The plot is sunny with a southern and western exposure.

Access through the forest along a forest path for 300m from the provincial road.
