Local Spatial Development Plan:
Designates areas for rural development marked on the plan drawing with the symbol 2.138M, within which the following detailed provisions apply:
1. Basic purpose:
1) farm buildings;
2) single-family residential buildings;
3) multi-family residential buildings.
2. Complementary purpose:
1) non-intrusive services;
2) small non-intrusive production or crafts;
3) the usable area of accompanying services, small production or crafts may not exceed 40% of the total building area, but not more than 150 m2 for each plot;
4) technical infrastructure devices and networks;
5) accompanying devices;
6) arranged greenery.
3. Parameters and indicators for shaping development and land use:
1) single-family residential buildings of the free-standing or semi-detached type;
2) unbreakable building lines are established at distances:
a) 6 - 10 m from the boundary lines of the main road KDG,
b) 5 - 9 m from the boundary lines of the collector road KDZ,
c) 5 - 10 m from the boundary lines of the local road KDL,
d) 5 - 6 m from the boundary lines of access roads KDD,
e) 4 - 6 m from the boundary lines of agricultural and forest transport roads KDg,
f) 4 - 6 m from the boundary lines of pedestrian-vehicle paths KDX;
3) in places where no building lines are marked, distances from the boundaries of the plots should be determined based on separate regulations;
4) in the case of semi-detached development, the location of residential buildings and utility buildings on the boundary of the plots is allowed, subject to the conditions resulting from separate regulations, especially regarding fire protection;
5) among existing compact development, it is allowed:
a) to refer to the building line from the public road designated by existing, neighboring buildings, in accordance with separate regulations,
b) to locate utility buildings on the boundary of the plot while maintaining the conditions resulting from separate regulations, especially regarding fire protection,
c) to adapt existing utility buildings for residential or service purposes, provided they comply with separate regulations;
6) building intensity indicators: maximum 0.45;
minimum 0; this condition does not apply to compact development existing on the date of entry into force of the plan, not meeting the above criterion, as well as garages, utility buildings, infrastructure technical devices located in multi-family development on designated plots;
7) the minimum percentage of biologically active surface in relation to the area of the building plot: 30%; this condition does not apply to compact development existing on the date of entry into force of the plan, not meeting the above criterion, as well as garages, utility buildings, infrastructure technical devices located in multi-family development on designated plots;
8) it is established that sloping roofs with a symmetrical arrangement of roof slopes are to be used;
9) roof slope angles:
a) within the boundaries of the conservation protection zone of the historical spatial layout: 35° - 45° (does not apply to dormers, terrace roofs, and entrances to buildings),
b) outside the boundaries of the conservation protection zone of the historical spatial layout: 30° - 45° (does not apply to dormers, terrace roofs, and entrances to buildings);
10) roofs should be covered with ceramic tiles, cement, slate, or other materials with a roof-like texture;
11) the height of the development may not exceed:
a) for single-family residential development: 2 above-ground floors, but not more than 10 m,
b) for multi-family residential development: 3 above-ground floors, but not more than 14 m,
c) for services, small non-intrusive production or crafts: 2 above-ground floors, but not more than 12 m;
12) it is allowed to use single-pitched or flat roofs in shelters and garages; for these objects, no special requirements regarding slopes and type of covering are established;
13) in existing development with parameters other than those specified in points 8 - 11, reconstructions maintaining the existing dimensions, height, and geometry parameters of roofs and their covering are allowed.
4. The location of buildings in relation to roads and other publicly accessible areas and to the boundaries of adjacent properties: the development should be situated perpendicular or parallel to the boundary line of the area from the public roads or to the boundaries of adjacent properties, with a tolerance of up to 10°.
5. A subdued, non-bright color scheme for building facades should be used, and the use of plastic siding-type facade cladding is prohibited.
6. Fences should be made of natural materials, especially wood, stone, or brick; fences using hedges, metal, metalwork, or coated mesh are allowed.
7. Protection of cultural heritage and monuments:
1) in relation to objects listed in the register of monuments, conservation protection conditions apply;
2) in relation to areas located in the conservation protection zone of the historical spatial layout, conservation protection conditions apply,
8. Minimum areas of newly designated building plots:
1) for farm development 1500 m2;
2) for residential, single-family development:
a) free-standing = 900 m2,
b) semi-detached = 450 m2;
3) for multi-family development = 1500 m2;
4) for services = 500 m2;
5) for small non-intrusive production or crafts = 1000 m2;
6) for technical infrastructure and arranged greenery = 4 m2.
