I). Subject of sale: Ownership rights to the developed land plot no. 89 located in Glogow, cadastral district 0003 - cathedral island, ul. Kamienna Droga 48, with an area of 0.1727 ha for which the District Court in Glogow, V Land Registry Department maintains land register KW no. LE1G/00024991/8, with the reservation that a 50% share in the ownership rights belongs to Krzysztof Ostaszewski and a 50% share in the ownership rights belongs to Renata Maria Ostaszewska.
II). Definition of the bankrupt: Krzysztof Ostaszewski, Renata Maria Ostaszewska - residing at ul. Kwiatowa 10, 59-160 Radwanice.
III). Definition of the Court and case reference: District Court in Legnica, Economic Department V, ul. Zlotoryjska 19, 59-220 Legnica, Case Ref. LE1L/GUp/7/2023, Case Ref. LE1L/GUp/8/2023.
IV). Basis for disposal: Decision of the District Court in Legnica dated August 30, 2024, Case Ref. LE1L/GUp/7/2023, Case Ref. LE1L/GUp/8/2023.
1). The sale takes place by private treaty, in a public offer.
2). The sale may occur for the highest price obtainable on the market, but not lower than 1,122,500.00 PLN.
3). The procedure for the sale by private treaty is written, offer-based - subject to point 17 of these conditions.
4). The offer with the highest proposed sale price binds the bidder and constitutes the most advantageous offer in the course of the offer procedure for the sale of the subject of the proceedings - until the resolution of any auction referred to in point 17 of these conditions.
5). Those participating in the proceedings must, under penalty of exclusion from participation, pay a deposit to the bankruptcy estate's bank accounts by August 26, 2025 in the amount of:
56,125.00 PLN - must be paid to 30 1020 5242 0000 2102 0620 9524, account designation: Michał Błaszczyszyn and additionally
56,125.00 PLN - to account number 92 1020 5242 0000 2102 0619 3082 3082 account designation: Michał Błaszczyszyn
6). The deposit paid by the bidder whose offer was selected will be credited towards the purchase price, and if the sale agreement is not concluded within two months from the date of approval of the selection of the offer by the Commissioner Judge due to the fault of the bidder, the deposit will be forfeited to the bankruptcy estate. Other bidders will have their deposits returned within 14 working days from the approval of the offer.
7). The bidder whose offer was selected is obliged to conclude the sale agreement within two months from the date of approval of the selection of the offer by the Commissioner Judge and by the date of concluding the agreement must pay the entire offered price.
8). The costs of verifying the subject of sale and concluding the agreement are borne by the buyer.
9). The buyer agrees to exclude liability for physical and legal defects of the subject of sale.
10). The terms of the sale agreement established by the syndic are not subject to negotiation; the syndic is entitled to choose the notary before whom the activities related to the sale will be carried out.

13). Submission of one offer is sufficient to effect the sale.
14). Offers in Polish or translated into Polish by a sworn translator in sealed envelopes preventing their opening with a clear and legible identification of the bidder, as well as the note "Proceedings for sale - LE1L/GUp/7/2023 and LE1L/GUp/8/2023 - DO NOT OPEN" must be submitted by August 26, 2025 to the address: Syndic's Office, Court Supervisor, Manager Dr. Michał Błaszczyszyn, PO Box 102, 53-350 Wroclaw 15. The date of receipt counts.
15). The offers will be reviewed on August 28, 2025, at 10:00, place of offer review: Syndic's Office in the presence of all interested parties.
16). The review of offers will be made in terms of compliance with the conditions of the offer procedure, which are specified above and the proposed purchase prices.
17). In the case of equivalent offers, an oral auction may be held on August 28, 2025, at 10:15, place of auction: Syndic's Office with the following conditions:
18). The selection of the most advantageous offer will be made by the Syndic, the selection requires the approval of the Judge - Commissioner.
19). The price must be paid no later than at the time of concluding the agreement - before its conclusion.
20). In matters not regulated by these conditions, the provisions of the Bankruptcy Law and the provisions of the Civil Code shall apply accordingly.
21). The possibility of canceling in whole or in part the sale proceedings or its annulment at any stage of the proceedings without giving reasons is reserved.
