The plot: - building area and hardened area up to 60% of the plot area, - biologically active area, at least 40% of the plot area. Building height (including the floor in the roof): - up to three above-ground floors not exceeding 12m for residential buildings or residential buildings with an embedded service function, - up to three above-ground floors, not exceeding 12m for service buildings in separate objects, - one floor not exceeding 4.5m (for garages and free-standing outbuildings); - it is required to use multi-pitched roofs with symmetrical slopes with a slope range: - from 20° to 45° (for residential buildings or residential buildings with services), - from 15° to 45° (for buildings with services, garages, and free-standing outbuildings); - trade services up to 100 m² of sales area are allowed. Fencing of plots is allowed under the following conditions: - fencing of plots from the side of roads (including internal roads) located in the boundary lines of these roads, with a maximum height of 1.8m above ground level (except for gates and wickets), 50% openwork, with a full base max up to a height of 0.6m above ground level, - local withdrawal of fences into the plots is allowed. The area between the boundary line and the building line, along access roads or internal roads in such cases, is designated for parking spaces, ornamental greenery, or sidewalks, - fencing made of prefabricated concrete elements is prohibited (except for pole and foundation elements), - it is required to use similar fencing, at least along the designated section of the road. The division of plots is established while maintaining the minimum area: - 1000 m² for single-family residential development without services, - 1500 m² for single-family residential development with embedded services (free-standing building), - 3000 m² for residential and service development carried out in separate buildings; - a reduction of the minimum area of the above plots by 5% is allowed.
