Introduction
I am an architect, and I designed this house for my daughter. However, plans have changed, and the house is now for sale.
The primary requirement in the house design was simplicity and functionality. Simplicity in terms of aesthetics (the house was to be simply a neat house) and construction solutions (which translates into durability and ease of use).
The simple, proportional shape with an unconventional form and an orderly arrangement of windows, along with a color scheme that emphasizes the arrangement of elements, has made the house stand out from catalog solutions that are repeated in hundreds of copies. The compact shape of the building allowed for the application of the most technically rational construction solutions and ensured optimal thermal insulation parameters.
The exceptional functionality of the building was achieved not only through a thoughtful, rational arrangement of rooms, their sizes, and proportions but also through a two-story layout with two full floors, allowing for full utilization of the entire area.
The best possible location of the building concerning the cardinal directions allows for the use of the plot's advantages and its surroundings, as well as excellent interaction between the interior of the house and the surrounding garden.
The technical equipment of the house is also simple, classic, utilizing proven and, contrary to appearances and trends, the most optimal solutions for a multi-person family. Nevertheless, the possibility of additional equipment for the house has been foreseen.
Location
The location of the house is the best possible. The plot is located in a developed area. There is a lot of greenery around it. There is no unsightly development or neglected plots. Along the northern boundary runs a local, asphalt, low-traffic street. On the eastern side, there is a small access road to neighboring properties.
The house is located in the northeastern part of the plot, which opens up a bright, well-sunlit southwestern part of the garden. This part is shielded from the street by the shape of the house. Along the southern and western boundaries, there is a lot of greenery (on the western side, a bit higher, providing more shelter from the setting summer sun), which will create a nice backdrop for the home garden.
The entrance to the house and the garage entrance are located on the northern side. On this side, there is also the kitchen, ensuring a good view from the house of the surroundings, and the kitchen does not heat up from the sun. On the southern side, the house opens onto the garden, presenting a beautiful view from the very entrance. In this part of the house, there is a living room with huge sliding windows leading to a spacious terrace. On the western side, there is a second, smaller terrace, easily accessible from the dining room and kitchen - ideal for summer breakfasts outdoors.
The children's and hosts' rooms on the upper floor open with large windows with lowered sills onto the garden and the most sunlit sides of the world. Rooms requiring less light are located on the northern side.
Functionality
In the simple shape of the house, there is a very functional apartment for a family with two or three children (4 bedrooms). There are two full floors available, so there are no sloping roofs hindering the arrangement of rooms. The floors are higher than standard (ground floor 290 cm, first floor 270 cm in clear height).
On the ground floor, there is a living room spatially connected to the dining room and kitchen. Next to it is an open, bright staircase with comfortable stairs. Behind the stairs is a hidden guest toilet. The remaining part of the ground floor is occupied by a garage for two cars along with a technical room. Between the garage and the entrance hall, there is a transitional wardrobe.
On the upper floor, there are grouped bedrooms (two larger and one smaller that can also serve as a home office). In the second part of the floor, there is the hosts' bedroom with an adjoining bathroom and a small wardrobe, as well as a large general wardrobe, the main bathroom, and a laundry room.
All rooms have optimal areas and convenient dimensions and proportions for arrangement. All are equipped with large windows facing the appropriate sides of the world, ensuring sufficient sunlight and nice views.
Optionally, the attic can also be used, which is accessible via pull-down attic stairs.
Construction Solutions
The house is brick, not basement. The walls are made of aerated concrete blocks (good thermal insulation), and the ceilings and stairs are reinforced concrete, poured (strong and non-cracking). The roof is made of prefabricated wooden roof trusses (strong and rigid).
The simple, compact, undivided shape of the house allows for very good insulation parameters of the building. The walls are insulated with "graphite" polystyrene 20 cm thick and very good insulation coefficient. The roof is insulated with mineral wool 30 cm thick. As a result, the thermal insulation coefficients of the partitions are about 1/3 higher than required by regulations.
Also, high-quality, triple-glazed windows made of PVC reinforced with steel profiles, along with professional, "warm" installation, exceed the required parameters.
Technical Solutions
The building is located in a fully equipped area - fiber optic, electricity, gas, water, and sewage (under construction). The house is connected to the electrical, gas, and water networks. Temporarily, until the sewage system is activated, it is equipped with a septic tank (a concrete tank with a volume of 10 m3). It is prepared for the introduction of fiber optics.
The source of heat and hot water is a modern, energy-efficient gas condensing boiler with a hot water storage tank. Considering all aspects of alternative solutions (device prices, installation and service, durability, real operating costs), this solution is optimal for a multi-person family.
Nevertheless, the house is fully adapted for the installation of photovoltaic panels and a heat pump. The load-bearing capacity of the roof structure is sufficient for the installation of panels, and a power cable is brought to the attic.
In the technical room, there is space planned for the installation of a heat pump. The heat pump, along with the gas boiler, is the most efficient solution, not generating excessive and difficult-to-optimize costs in the winter period when the heat pump consumes electricity to heat the house.
The house is equipped with gravity ventilation, the efficient operation of which is ensured by wall inlets in the rooms.
Nevertheless, the house is fully adapted for the installation of mechanical ventilation with recuperation. In the technical room, there is space planned for the installation of a ventilation unit, and in the ceiling and walls, openings have been left for the installation. These openings are bricked with aerated concrete blocks, making it easy to create openings for ventilation ducts.
