Wooden house, in the forest, by the river. Ready by late summer.

In Ludwinow, just an hour from the center of Warsaw, a house is being built that does not compete with nature – it only connects with it.

On one side – the Rzadzka river. On the other – a dense forest, where mornings smell of resin. And in the middle: a modern, minimalist house with an area of 84 m², situated on a large, wooded plot (2138 m²). This is a space created for relaxation, remote work, or simply – living in silence.

The house is being built using HBE technology – from laminated wood.

This material breathes, regulates humidity, and is energy-efficient and durable. Importantly: HBE panels serve both a structural and finishing function – they do not require plastering or cladding. Their natural structure and warm shade create a ready, noble base for interiors in Scandinavian, Japandi, or minimalist style.

The facade will be made of thermally treated wood (Thermory), brushed – durable, weather-resistant, with a beautiful, naturally aged texture. The building fits perfectly into the forest landscape – it does not dominate but harmonizes with the surroundings.

The interior is designed functionally and modernly:

• living room with kitchenette and access to the terrace,
• two bedrooms,
• bathroom illuminated by a large skylight,
• separate technical-storage room,
• sauna room with glass doors - with direct access to the garden,
• terrace integrated into the landscape – with no barrier between the house and nature.

Year-round house.

Hot water and heating are provided by an air-water heat pump. There is also a ready installation for connecting a fireplace, but you do not have to use it to heat.

Water from the municipal water supply, fast fiber optic, electricity, sewage discharged into a sealed tank for waste (equipped with a filling sensor).

Our house is a proposal for those looking for something different than a "ready-made from a catalog". For those who love wood, forests, light, silence. And want to decide how to finish the interior according to their own rules – or leave it as nature and technology created it.

Calm, intentional, close to nature – but without cutting off from the world: Ludwinow, Jakubow commune.

Access from Warsaw takes about 35 minutes from its eastern border, conveniently and quickly via the A2 highway. Despite the forest surroundings – this place is easily accessible on a daily basis.

The plot does not have direct, private access to the Rzadzka river, but it can be reached on foot via the internal municipal road, covering about 200 m.
