We present to you a unique plot in the resort town of Moryn with the historic ruins of a Dutch windmill! The property with an area of 3,565m2 is located in the second line of development on a beautifully exposed hill in the northwestern part of Moryn. The windmill building is made of granite blocks and bricks on an octagonal plan with a diameter of 9.45m and a height of 7.43m. Elements of the wooden ceiling of the second floor have been preserved. Characteristic of this building are pointed, wide windows with brick frames. The building is under the protection of the provincial conservator and has the status of a monument. In 2004, an assessment of the technical condition of the windmill ruins was made to determine the possibility of reconstruction and adaptation for restaurant and exhibition or recreational and educational purposes. The expertise showed that the foundations and existing walls have been preserved in very good condition, the ground under the foundations is stable, and the entire structure can support the planned reconstruction. For this purpose, a building project was prepared with stylistic characteristics based on Dutch windmills from the Zaanse Schans open-air museum. All descriptive documentation, conservation documents, and reconstruction projects will be handed over to the buyer. The property has amazing investment values. The large area of the plot allows for the construction of many buildings or one large building with the simultaneous possibility of adapting the windmill according to the idea proposed by the designers! On the neighboring plot, a project called Osada Ladimorg has been developed - ecological houses in Scandinavian style functioning as a thriving business in the tourist rental industry. On this plot, due to the lack of a local spatial development plan, building conditions have been obtained for one detached building and 9 individual recreation buildings. Together with the existing low residential development on neighboring plots, this gives the possibility to apply for almost any building conditions on the offered plot! For those interested in the reconstruction of the monument, subsidies for conservation, restoration, renovation, or construction work on this monument are available from the Minister of Culture and National Heritage! It is also possible to apply for a complete exemption from property tax! The plot has access to as many as 3 roads (from the west, east, and southeast) and has 2 entrance gates! The entire property is fenced! The electrical, water, and sewage network is located on the road by the plot. A water intake from a well has also been made on the plot. The terrain of the plot is slightly sloping, flat, covered with grass, and there is 1 large tree growing on the plot. On the western side of the windmill, the foundations of an auxiliary farm building have been preserved. Geological studies have been conducted - the land is suitable for development!
