MR - Area for farm building.


1) It is required to maintain the traditional spatial layout of the village and to relate the form of the designed buildings to the existing traditional ones in the following elements:


a. in the scale of the building - max. two storeys + usable attic, maximum height 12.0 m - does not apply to existing buildings if they are higher


b. the form and proportion of the building mass should be shaped in reference to local traditions


c. buildings should be covered with high roofs with a symmetrical slope of 25° - 50°, except in situations where this condition would prevent the development of the plot. This provision applies to residential buildings


d. compactness of the building layout:


- minimum width of the front of newly designated farm plots - 18.0 m


- minimum size of a farm plot 1275 m2 (1500 m2 with an accuracy of -15%)


- due to the need to subordinate the development of plots to agricultural production needs, the intensity of development, minimum share of green space, and the number of parking and garage spaces are waived.


2) In areas designated as farm building, the following is established:


a. adaptation, modernization, and construction of buildings within the boundaries of homesteads, as well as the expansion of existing buildings, provided that all expansions must comply with the principles set out in this plan; in the case of existing buildings exceeding the permissible dimensions set by the plan, the new parts must comply with the principles of this plan; it is allowed to leave some existing parts unchanged in dimensions;


b. location of new agricultural homesteads


c. location of services with nuisance within the plot, and other functions provided that they are directly related to agricultural production and do not cause conflicts with existing and planned development


d. the location of breeding facilities with a number of livestock units exceeding 39 DJP and other types of business activities that may significantly impact the environment is excluded in the area of farm building.


e. it adapts divisions into homestead plots made before the entry into force of this change of the plan even if they do not meet the criteria established by the current development.


3) In agricultural homesteads, flat roofs are allowed in residential buildings - provided that the height of the buildings does not exceed 2 above-ground storeys


4) High basements are prohibited, i.e. above 1.0 m above the level of the surrounding terrain at the lowest point.
