PURPOSE - local spatial development plan designation: MNu 1) the purpose of the area is to meet the needs of the local community in the field of economic activity development combined with a place of residence; 2) permissible development with single-family residential buildings, service buildings, and small-scale production, on designated plots, exclusively in a free-standing development layout, subject to point 3; 3) maintenance, reconstruction, and expansion of existing buildings in a semi-detached and terraced layout are also allowed; 4) accompanying development to the residential building on the same plot is also allowed, with a total building area and volume not exceeding 50% of the sizes established in the plan for the residential building and no more than one of the following objects for each residential building: a) garage for passenger cars, not larger than for three parking spaces, b) utility building, c) shed, d) garden gazebo e) home conservatory (winter garden), 5) additionally, the location of construction devices and buildings and technical devices servicing the development is allowed, such as: a) internal roads, b) local technical infrastructure networks along with devices and connections, c) water drainage devices, d) home swimming pools and ponds, e) small architecture objects, f) bus stop shelters, g) free-standing advertising and information devices; 6) on the designated building plot, buildings mentioned in point 2 can be located, together or separately, no more than one, subject to point 4; 7) designated building lines on the plan apply to residential, service, and small-scale production buildings, while for accompanying buildings mentioned in point 4, these lines should be treated as non-crossable; 8) service and small-scale production activities must not cause nuisances exceeding environmental standards specified in separate regulations for single-family residential development with craft services, at the border with plots designated for residential development; 9) on the building plot, parking spaces for passenger cars of users of buildings located on this plot must be arranged, in the amount of: a) at least two, but no more than four for each residential unit, including parking spaces in garages and driveways, b) at least one for every 50 m2 of internal area of the service unit or small-scale production building, but in total not less than four and not more than 10, excluding parking spaces arranged for residential units, c) at least one for every 2 employees having workplaces in the buildings mentioned in point 5, or at least one for every 20 m2 of internal area of these buildings, but in total not less than four and not more than 10, excluding parking spaces arranged for residential units; 10) it is allowed to arrange designated parking spaces mentioned in point 9 in the road strip adjacent to the serviced plot, with the consent of the road manager - in this case, the number of arranged parking spaces is not limited; 11) the lack of possibility to arrange the required number of parking spaces for the service unit or small-scale production buildings mentioned in point 2, in accordance with the provisions of points 9 and 10, excludes the possibility of their location; 12) the area of the designated building plot should not be less than: a) for the development of a residential building 600 m2, b) for the development of a service building or small-scale production 300 m2, 13) the area of the designated building plot should not exceed 1700 m2, 14) the minimum width of the front of the designated building plot should be: a) for the development of a residential building 20 m, b) for the development of a service building or small-scale production 15 m, 15) the parameters specified in points 12 and 13 do not apply to plots designated for the extension of existing building plots. 16) in cases where the area or dimensions of the plot subject to division prevent the designation of a plot with the parameters specified in points 12 and 13, a deviation from these parameters within 20% is allowed, no more than one of the newly designated building plots, provided that the division should cover the entire plot of land, designated at least in part for development; 17) permissible noise level as for areas of single-family residential development with craft services, according to separate regulations.
