For single-family residential development areas "M", the following is established: On single-family residential development areas, the right to build and expand is established: single-family residential houses, detached, semi-detached, and terraced (with the exception of the area marked on the drawing with the symbol "41 M", for which only the right to build a detached single-family house is established) and auxiliary buildings, accompanying facilities: paths, access roads, small architecture objects, home gardens, and fences. New buildings should refer to the scale and character of the existing development. The provisions contained in paragraphs 1 and 2 must be implemented in relation to the specified spatial arrangement of the street network and the current land ownership structure, observing the following principles of spatial management: the choice of type and kind of development must take into account individual conditions resulting from the existing situation in the area and from other provisions of this plan, which in extreme cases means the necessity to add missing residential segments on plots bordering already existing semi-detached and terraced segments to complete the entire investment; on one plot, only one residential building and one auxiliary building can be located, if the dimensions of this plot allow it; development must be situated in the following manner: residential houses only in accordance with the designated building lines, auxiliary buildings without the right to exceed the designated building lines; residential buildings, besides the primary function, may also include auxiliary rooms, e.g. garages for passenger cars, small retail and service premises, not burdensome for the surroundings, directly related to servicing residents, with a ban on any production; auxiliary rooms in residential buildings should be located from the street side and cannot be larger than 1/3 of the total area of the building; auxiliary buildings may serve functions: garages, garden pavilions, gazebos; conducting activities generating car traffic, delivery-pickup, air pollution, noise, vibrations, etc. nuisances for residents of neighboring plots is prohibited; the permissible maximum % of plot development (residential and auxiliary building) is: with detached and semi-detached development on plots: up to 800 m2 area - up to 25% of their area, above 800 m2 area - up to 20% of their area; with terraced development - up to 50% of their area, the minimum size of newly created plots is: in terraced development - 250 m2, in semi-detached development - 400 m2, others - 450 m2 (except for the area marked on the plan drawing with the symbol 41M, for which a minimum plot area of 600 m2 is established); the share of greenery in the development is: for detached and semi-detached plots - a minimum of 50% of their area, for terraced plots - a minimum of 40% of their area; the maximum area of the residential building is set at 250 m2; the maximum area of the auxiliary building is set at 40 m2; the maximum height from the ground level is: for the residential building - 10 m to the ridge in the case of a pitched roof or 7.5 m to the ceiling of the flat roof; for the auxiliary building - 2.5 m; the parameters of expanded residential buildings cannot exceed the sizes specified in points k), l), ł); a residential building with 1 above-ground floor must have a pitched roof; parking for cars must be provided within the boundaries of one's own plot; access to corner plots should be located at the maximum distance from the intersection of streets; fencing of plots is established - at the boundary of plots, up to a maximum height of 1.5 m, openwork at least 60% of its length, necessarily enriched with greenery; the secondary division of plot no. 60/3 on Dunajecka Street may occur in a way that ensures access from this street to the newly separated plots and connection to the municipal technical infrastructure network; for plots no. 33/1, 33/2, 34/4, 34/5 on Startowa Street, the necessity of a new division is established, taking into account the exchange of land between owners to ensure the correct location of residential buildings and access from existing streets; the possibility of making connections to parts of plots previously designated for streets is established, provided that it does not conflict with the development of neighboring plots and the boundary lines of the designed streets; for the area marked on the plan drawing with the symbol 41 M, the necessity of a new division of land is established, preserving the existing greenery; existing service buildings on residential plots are left without the right to expand, with the reservation of limiting their nuisances to the boundary of the plot on which they are located.
