I recommend for sale land with an area of approximately 1.3 ha located in the village of Sources, Sredzki district, Miękinia commune. The property is located on the western outskirts of Wroclaw towards Sroda Slaska. It guarantees convenient access to both towns. The location is also noteworthy due to its proximity to the Industrial Park Sources - Blonie. Utilities are in the further vicinity - about 350 m from the plot. The land being sold is covered by the Local Spatial Development Plan (RESOLUTION NO. XXVI/267/08 OF THE MIĘKINIA MUNICIPALITY COUNCIL dated August 29, 2008) and marked with the symbol 4MN/U, which defines the following land development conditions: 1. The area is designated for single-family residential development and development with service activities, provided that these services do not cause inconvenience to residents exceeding the permissible standards specified in separate regulations, 2. The following are allowed: a) single-family residential development in free-standing buildings, b) service development in free-standing buildings, c) service facilities built or added to single-family residential buildings or in free-standing buildings, d) utility buildings serving residential or service functions and free-standing garages, e) technical infrastructure facilities, f) internal access roads, for which the parameters specified in § 4 sec. 8 point 1 letter b) apply, g) green squares, within which the location of small architecture and commercial kiosks is allowed, 3. Development of up to two above-ground floors is allowed, including the second floor in the roof, steep multi-slope roofs with symmetrically inclined slopes at an angle of 35º - 45º, covered with ceramic tiles or similar roofing material, including: a) single-family residential buildings may not exceed a height of 10m measured from the ground level to the highest point of the roof, b) service buildings may not exceed a height of 12m measured from the ground level to the highest edge of the roof, 4. Residential and service development as well as utility buildings and free-standing garages must be situated while maintaining the building lines specified in the plan drawing, which are 6m from the boundary lines of the roads; in the case of introducing internal access roads, as mentioned in point 2 letter f), the above-mentioned buildings must be situated at a distance of not less than 6m from this road, 5. Technical infrastructure facilities may be located between the boundary line of the area and the building line, provided that they comply with separate regulations regarding the location of buildings along public roads, 6. It is prohibited to locate fences and plant trees at a distance of less than 1.5m from the drainage ditch, 7. On plots designated for development: a) single-family residential, a maximum building area of 40% of the area of each designated plot is allowed, and a minimum of 50% of biologically active area must be maintained within each designated plot, b) single-family residential with embedded services, a maximum building area of 50% of the area of each designated plot is allowed, and a minimum of 30% of biologically active area must be maintained within each designated plot, c) service, a maximum building area of 60% of the area of each designated plot is allowed, and a minimum of 30% of biologically active area must be maintained within each designated plot, 8. Parking spaces must be provided in the quantity specified in § 4 sec. 8 point 1 letter g), 9. At the point of connection of the allowed internal access roads to the road defined by the boundary lines, the building line referred to in point 4 loses its effect.
