3. Regarding the parameters and indicators for shaping the development and land management, it is established:
a) the height of the development may not exceed 2 above-ground floors, i.e. ground floor and usable attic,
b) the height of the residential building measured from the ground level to the upper edge of the roof ridge may not exceed 9 m,
c) the maximum height of utility buildings and garages measured from the ground level, at the main entrance to the upper edge of the roof ridge may not exceed 7 m,
d) roofs of residential and service buildings should be gable or multi-gable, with symmetrically sloped surfaces, the angle of inclination of the roof surfaces is set from 35-45 degrees,
e) roofing materials such as ceramic tiles and slate (in brick or gray color) or their modern equivalents visually similar to them are required, bituminous shingles are excluded, metal roofing is allowed,
f) the use of dormers and other elements enriching the roof form is allowed,
g) roofs of utility buildings are defined as gable or multi-gable with symmetrically sloped surfaces, covered with ceramic tiles or similar roofing materials,
h) the positioning of the wall of the utility building and garage at a distance of 1.5 m from the boundary with the neighboring building plot or directly at the boundary is allowed if the development is located on both adjacent plots,
i) the maximum building area should not exceed 40% of the plot area,
j) the minimum biologically active area should not be less than 40% of the plot area,
k) building intensity from 0.05-0.7,
l) when implementing new fences at the front of the plot, the following rules apply: the use of concrete prefabricated fencing is prohibited.
