For plot no. 254/1 and 254/2 (before division), a decision on development conditions has been issued allowing for the construction of four single-family residential buildings along with construction facilities.

The decision on development conditions includes:

Conditions and detailed rules for land development and shaping spatial order

1. The project of the investment should comply with applicable regulations.

2. The distance from the boundary of neighboring areas in accordance with applicable regulations.

2.1. The designed buildings should be located at a safe distance from the power line running over the plot, in accordance with Polish Standards. Any approach to the line or removal of collisions is possible after meeting any restrictions issued by the network manager.

3. Parameters and indicators for shaping development and land development:

a) architectural form: detached buildings up to two above-ground floors;

b) building line: in accordance with the graphic attachment;

c) the ratio of the area of the building to the area of the investment site: up to 30%

d) biologically active area: at least 50% of the area of the investment site;

e) width of the front elevation: up to 12.0m;

f) height to the eaves: up to 4.5m;

g) roof geometry:

- slope angle of the roof surfaces: from 20 to 45 degrees;

- height of the main ridge: up to 9.0m;

- arrangement of the main roof surfaces: gable or multi-gable;

- direction of the main ridge of the roof in relation to the front of the plot: parallel or perpendicular.

The area is not located in a nature protection area, nor is it located in the buffer zones of nature protection areas referred to in Article 6(1)(1-3) of the Nature Protection Act.

Conditions regarding technical infrastructure and communication:

1. Wastewater discharge to a non-drainage tank.

2. Rainwater and meltwater will be discharged to the area covered by this decision.

3. Supply of electricity to the investment from the electricity network on conditions specified by the network manager.

4. Water supply from the water supply network on conditions specified by the network manager, until the water supply network is built, the construction of a private intake, a well with a water intake of up to 5m3 per day is allowed.

5. Heating supply: heating with solid fuel using ecological fuels and/or using renewable energy sources (heat pump) and/or electric.

6. Waste management – in accordance with the municipal waste management system.

7. For the planned investment, at least 4 parking spaces must be provided on the investment site.

8. Communication service from municipal roads – plot no. 240, 255, and 319 in the area of Wyszomierz, gm. Nowogard, on conditions specified by the road manager.

9. In the event of a collision of the planned investment with existing networks and technical infrastructure devices, they should be relocated or secured in accordance with applicable technical and construction regulations and standards, in agreement with their owners or managers.
