I have a studio (28.11m2) for rent with a balcony (terrace) - approx. 9m2. Do you need a VAT invoice? No problem!

1. Location

The apartment is located at al. Jerozolimskie 216 (Wlochy), right at the Salomea junction and is on the top floor of the building (4th floor).

Only units on this floor have access to the terrace ("balcony").

2. Building

The building has an elevator, monitoring, and 24-hour security. One of the cameras is located right at the entrance to the unit.

3. Unit

The apartment consists of a living room with a kitchenette (dishwasher, refrigerator, microwave with grill function, induction hob), a bathroom (shower with linear drain, plenty of storage space), and a balcony (with a balcony house). The unit has central air conditioning with temperature control, which provides pleasant coolness in the summer months. High ceilings - about 3 meters.

Despite the Jerozolimskie Avenue outside the window, the unit is quiet - thanks to soundproof windows and additional wall soundproofing.

The building regulations do not allow pets, but if it is, for example, a non-outgoing cat, no one will have a problem.

The unit has basic equipment needed for living - cutlery, dishes, etc. An internet + TV contract will soon be signed.

4. Laundry

Tenants are entitled to use the laundry (registration required), and since a large part of the building consists of short-term rental apartments, even on proverbial "Fridays", the queues are minimal (I checked yesterday, 3 people registered for the whole day).

5. Garage

If you have a car, for an additional 250 PLN per month, you will get a place in the garage (no elevators, platforms, waiting for neighbors - a normal place).

6. Fees

The monthly fee is 3400 PLN + electricity (settled based on actual consumption, no forecasts, C11 ZEUP tariff) + possible garage (250 PLN)

Heating is included in the rent.

7. Signing the contract

A 2-month deposit is required, rent payable in advance by the 5th day of each month. Notarial contract and obligation to deliver the rental item (art. 777 kpc). Minimum rental period - 6 months. I reserve the right to contact selected interested parties. The unit is not intended for children.

8. Communication

10-15 min walk to the bus stops Łopuszańska 02 and 04, Kleszczowa 02. Available bus lines: 187, 189, 401, 517, 717, 817.

9. Neighborhood

Close to Żabka, 3x parcel locker (Orlen, DHL, and Inpost), BP Station, McDonald's, Fort Wlochy, Netto, gym, dining establishments, and UTH university.

Very good communication with the center, ideal exit to the bypass, highway.
