The building has a shared attic, a private basement (not adapted so needs renovation) and in the adjacent annex - a private storage room (currently filled with debris mixed from renovation)

The apartment is partially renovated and partially furnished. No heating stove.

Fees for the housing community are 718 PLN.

Apart from electricity and heating pipes, I renovated individually, which allows me to provide detailed knowledge about the condition of individual elements.

Great proposal for people who enjoy creating music, one of the rooms has a vocal booth acoustically adapted, another room has soundproofing on the walls in the form of foams and bass traps for example for listening and working on recordings.

The apartment has heating pipes installed. Some rooms have suspended radiators, the rest of the radiators are not hung, missing two or three large radiators to cover the apartment, the radiators are in good condition, they worked for 3 seasons in the previous apartment, then were dismantled and waited 4 years in the attic, they have a complete set of accessories except for some hanging parts.

The electrical panel has section switches separately for the bathroom, kitchen, and other rooms.

Light switches allow you to turn on and off from different points in the rooms.

Large PVC windows, also in the bathroom, so there is no complaint about lack of daylight - 8 pieces replaced 3 years ago in very good condition - one needs adjustment, 2 pieces remained from the previous owner fully functional but aesthetically in sufficient condition.

In the kitchen, panels with increased resistance to flooding, other rooms do not have panels.

Floors and ceilings are wooden, while raising the floors I had the opportunity to check them, the beams are still solid. I raised the floors by about 12 cm for leveling and insulation.

As a result of raising the floors, steps were created in front of the entrance doors and to the bathroom.

Old solid door frames were covered with drywall so there will be no major problem with installing new ones.

The heating pipes are planned so that they can either be led to the basement and a stove installed there or connected for example to a heat pump in the wardrobe (the best, cheapest to implement, and quickest solution) according to the opinion of a specialist representative from Tauron

The pipes in the bathroom allow supplying the kitchen and bathroom with water from the heater or from the future boiler from the heating system.

Kitchen and bathroom fixtures are in good and very good aesthetic condition, technically all without fault.

It should be noted that I did the bathroom as a complete amateur for the first time so the tiles and some details are not the prettiest.
I made the bathroom floor from scratch (metal beams, board, OSB boards, 10 liters of liquid foil, and solid tiles.

In the kitchen, I also applied 10 liters of liquid foil on OSB boards.

The kitchen and bathroom are fully equipped, their equipment includes:

dishwasher - very good condition, dryer - very good condition, refrigerator - functional in sufficient condition and rather to be replaced, washing machine - very good condition, gas stove - functional but to be replaced, 11 l gas bottle, Bosh blender mixer, fruit juicer - good condition, microwave - sufficient condition, kitchen furniture - very good condition, bathroom furniture - very good condition, bathroom sink - very good condition, kitchen sink - very good condition, large bathtub - aesthetic sufficient condition, technically fully functional, water heater 1500 w 50 l. - very good condition.

Other furniture includes ;

- four coffee tables - very good condition one in good condition, mattress for bed 220/200 cm - good condition, foldable sofa - very good condition, bookshelf - very good condition, clothes dresser - good condition, clothes hanger in the hallway, clothes hanger in the wardrobe, mini desk in the vocal booth, three night lamps, night table, two office chairs. Desk, hanging shelf, and dresser from the Indiana BRW series in sufficient condition can be used but need to be replaced.

Notary costs are usually borne by the buyer.

I would expect a preliminary agreement with a 10% deposit, this will allow for smoother closure of matters related to organizing a new place of residence and secure both parties. Sale possible within a month after making the deposit payment.

In the vicinity of the building are :

- Fosowskie train station (5 minutes walk) Connections to Zawadzkie and Opole Główne with stops.

- mini construction market “Rumo” (200 m) from the building

- bakery located right next to the mini construction market (between 5:30-7:00 you can buy fresh and tasty bread)

- Grocery markets “Dino”, “Polomarket”, “Biedronka” as well as pharmacy and post office - about 1.5 km away - good access via Opolska street.

The building is subject to the housing community, every two years we carry out some major renovation - next year it is planned to do paving around the building or renovate the staircase.

After moving into this apartment, I had many questions for the building owner also regarding facade defects, it has cracks caused by the nearby railway and train traffic, however, from the findings of the Building Supervision Inspector after conducting tests, they do not affect the stability of the building - according to the letter confirming this which I have from the inspectorate.

The building also has a foundation on stone so no potential moisture affects the basement and the condition of the building.

For interested buyers, I will provide a number of useful and improving comments - details that will be helpful in completing the apartment renovation.

In the neighboring village of Staniszcze Wielkie, there is a Kayak Harbor with all the facilities for a weekend getaway. The surrounding forests (some are virgin) are certainly an attraction in the summer for walkers and cyclists.
