NOTICE OF THE FIRST AUCTION OF THE PROPERTY BY ELECTRONIC AUCTION

The Court Bailiff at the District Court in Stargard announces to the public that on October 16, 2025, at 12:00 the first auction in electronic mode of the property located in Stargard, ul. Dworcowa will begin.

The subject of the auction is a residential unit with an area of 58.63 m2 located on the ground floor, consisting of three rooms, a kitchen, a bathroom, and a toilet. The unit includes a cellar with an area of 9.43 m2. The total area of the unit along with the attached room is 68.06 m2.

The ownership of the above unit is associated with a share of 171/1000 in the common property, which consists of land and parts of the building and devices that are not exclusively for the use of the owners of the units covered by the land and mortgage register.

The auction takes place electronically and will end on October 23, 2025, at 12:00.

The estimated value of the property is 303,000.00 PLN, while the starting price is equal to 3/4 of the estimated value and amounts to 227,250.00 PLN.

The bidder participating in the auction should submit a deposit of one-tenth of the estimated value, which is 30,300.00 PLN.

The deposit must be submitted to the bailiff's bank account 12 1090 2806 0000 0001 1123 5980 no later than 2 business days before the auction begins.

In the two weeks before the auction, the above-mentioned property can be viewed on weekdays from 10:00 to 11:00, after prior arrangement with the bailiff's office. The protocol of description and valuation is made available in the IT system.

The sale is conducted by electronic auction. Participation in the auction requires creating an account in the IT system servicing electronic auctions available at the address elicytacje.komornik.pl and joining the auction two business days before it starts. The bidder submits the deposit no later than 2 business days before the auction starts, and if participating in the auction as an attorney for another person, they must additionally present their authorization. The participation of one bidder is sufficient for the auction to take place.

Based on Article 986(7) § 31 of the Code of Civil Procedure, if a bid is submitted within 5 minutes before the planned end of the auction, this deadline is extended by 5 minutes. If further bids are submitted during the additional time, the end of the auction is extended by another 5 minutes each time until the bids cease.

The rights of third parties will not hinder the auction and the award to the buyer without reservations if these persons do not submit evidence before the auction begins that they have filed a lawsuit to exempt the items from enforcement and have obtained a decision suspending the enforcement in this regard.

Usufruct, easements, and lifetime rights, if not disclosed in the land and mortgage register or by submitting a document to the document collection and not reported no later than three days before the auction begins, will not be taken into account in the further course of enforcement and will expire upon the finalization of the decision on the award of ownership.

According to Article 976 of the Code of Civil Procedure, the following cannot participate in the auction: the debtor, the bailiff, their spouses, children, parents, and siblings, as well as persons present at the auction in an official capacity, the bidder who has not fulfilled the conditions of the previous auction, persons who can acquire the property only with the permission of a state authority, and who have not presented this permission.
