The house was built in 2017-2018 and has served us as a place of relaxation both in summer and winter. Built for ourselves with the intention of living in retirement. However, life can revise plans, hence the decision to sell.

The village lies within the health resort zone of Ustka. The well-known river Słupia flows through the village, and in the immediate vicinity is the Buczyna Nature Reserve by the Słupia with a 100-year-old beech forest. The cycling route 'Through the Green Heart of Pomerania' runs through the village.

The short distance from Ustka ensures the possibility of relaxation on beautiful beaches (about 4 km), while providing privacy and tranquility. Shopping is possible in Ustka at Biedronka (about 2.5 km) and Lidl (about 3 km), larger purchases can be made both in Ustka and Słupsk.

The well-kept green plot is covered with fruit trees such as cherry, apple, peach, apricot, and walnut. In front of the house reigns a unique tree - a tulip tree, which looks stunning during the flowering period.

The two-story building, made of wooden prefabricated construction, provides an excellent microclimate for well-being in the rooms.

The walls are made of Scandinavian, four-sided planed, dried coniferous wood. The structure is filled with thermal insulation made of mineral wool and covered on both sides with OSB board. From the outside, the house is insulated with polystyrene. The technology used ensures the stability of the structure, provides effective sound insulation, and guarantees low energy consumption. An additional technical space has been created in the walls, allowing for the distribution of additional installations without disturbing the structure.

The ceiling between the floors is filled with cellulose, which provides additional thermal and acoustic insulation.

The roof is covered with cement tiles in anthracite color and insulated from the inside with cellulose and Alufox foil.

The house has mechanical ventilation (recuperation), which works with a modern heat pump from the Swedish company Nibe. This pump allows for efficient and inexpensive heating in winter and cooling in summer. Underfloor heating is distributed on both levels. The floor is covered with tiles imitating wood, which also facilitates keeping the house clean.

The ground floor occupies an area of about 57 m2, most of which is an open space of the living room with a designated kitchenette (about 45m2). Evenings can be enhanced by a modern premium fireplace from the Danish company Morse. The ceilings are equipped with a speaker system that allows for audio expansion to a surround system and division into zones, for example, only in the kitchen.

The kitchen is fully equipped - oven, induction hob, built-in dishwasher, and upon request, a refrigerator can also remain. Additionally, on the ground floor, there is a bathroom with a toilet and shower with a rain shower head, as well as a small technical room with controls for the heat pump and recuperation. The interiors are bright, well-lit thanks to large triple-glazed windows located on every side of the building. All windows are additionally equipped with blinds. You can exit to the garden from the living room through large sliding doors. You can also admire the sunset through them. The land development plan also includes a terrace, so the new owner can build it freely without additional permits.

Oak stairs lead to the first floor, illuminated by a large window from the east. On the first floor, there are three bedrooms with areas of 15, 15, and 10 m2, as well as a bathroom with a bathtub, toilet, and bidet. In the larger bedrooms, there are tilt-and-turn balcony windows, while in the smaller bedroom and bathroom, there are wooden Velux roof windows.

From the first floor, it is possible to access the attic via folding stairs, which stretches the entire length of the house. This gives us additional storage space.

High-quality Porta internal doors are installed in all rooms.

Behind the house, there is a small woodshed where tools and garden machines can be stored. You can collect delicious peaches from the roof of the woodshed in summer.

The house is equipped with structured cabling for the computer network and monitoring.

The heat pump and recuperation can be controlled via a smartphone. A conduit has been brought to the technical room from the attic, allowing for easy expansion of the power supply system with photovoltaic panels - the roof is south-facing!
