For sale is a land property with a residential building in a detached development located in the Greater Poland Voivodeship, Poznan County, Mosina Municipality, village of Nowinki on plot number 186/12 map sheet 1, registration district 302110_5.0009, Nowinki, with an area of 1040 m2, with a single-family residential building and a detached garage. The plot is rectangular in shape. In the vicinity of the plot, there is single-family development as well as agricultural fields and undeveloped plots designated for single-family residential construction. Floors finished with panels in the rooms and ceramic in the bathroom, vestibule, corridor, kitchen, utility rooms. The kitchen and wardrobe have built-in furniture. Stairs to the attic are made of steel and wood. External door joinery is glazed with safety glass, wooden structure, internal doors are glazed - wood-like colors. Window joinery is wooden single-frame with double glazing, wooden roof windows. External window sills made of painted steel - internal wooden. Stairs and external terrace covered with terrace boards. Heating is provided by a gas boiler in the CO system with steel panel radiators, and in the bathroom a ladder and in the living room a channel, additionally in this room we have a fireplace. The functional layout of the building includes: • Ground floor with a total area of: 152.5 m2 and rooms: vestibule, utility rooms/boiler room, kitchen, dining room, office, living room, wardrobe, three rooms, and two corridors. • Attic with an area of: 44.2 m2 including two rooms and communication - it was not included in the building adaptation, and according to the documentation, the building should be single-storey with a non-usable attic. The building is in finished condition used - construction was completed in December 2011, in good condition, the vision shows that there are no damages, cracks, and reservations about the technical condition, only the surroundings of the building, the state of vegetation, trees, and shrubs require care and regulation. Due to the fact that the property has not been used for about 10 years, its condition requires minor modernizations as well as cleaning work regarding land development. Nevertheless, it has favorable possibilities due to the long-term plants and the presence of a separate, detached garage building. A share of 1/2 of the ownership right to the property is sold by the trustee in free hand in the course of bankruptcy proceedings of a natural person not conducting business activity.
