4) local conditions, rules, and standards for shaping development and arranging the area:
a) the height of newly constructed buildings may not exceed 2 above-ground floors plus usable attic but not more than
12 m measured from the ground level (lowest) to the ridge, roofs with a symmetrical arrangement of slopes (including permissible multi-slope) covered with ceramic tiles or other materials with a tile-like texture, excluding areas marked on the plan with symbols MN10/1, MNU/(6-10), MNU/12, O)

d) it is allowed to allocate for development (including hardened surfaces, paths and driveways, parking lots, and terraces) a maximum of 30% of the plot area, the remaining part must be used as biologically active (lawns, ornamental greenery, gardens, etc.),
e) in the case of locating accompanying functions (embedded services), there is an obligation to designate parking spaces for cars of permanent and periodically present users within the property.
MNU - primary purpose - areas of residential-service development
1) as a dominant, primary function, areas of compact single-family residential development are established, for which the provisions contained for the Uraz area in § 5 sec. 1 apply,
a) the service function is located in the residential building and constitutes one of the premises, with a separate entrance,
b) the usable area of the service function may not exceed 50% of the usable area of residential buildings
