The bankruptcy syndic, Tomasz Lewandowski, appointed in the bankruptcy proceedings of an individual, who runs no business, Zenon Lukaszewski, ongoing before the District Court in Walbrzych (VI Economic Division) announces the sale of an asset belonging to the bankruptcy estate.

The subject of the sale is real estate – residential premises No. 1, located at ul. Sulkowskiego 4 in the village of Myslakowice, situated on plot No. 619/9 with an area of 0.0629 ha, precinct 0009 Myslakowice, village of Myslakowice, municipality of Myslakowice, Karkonoski district, Lower Silesian voivodeship.

The residential premises with an area of 75.10 m², according to the land and mortgage register, is located on the ground floor, i.e. on the I above-ground level of the residential building. It is a two-level unit. The premises include a boiler room. The entrance is directly accessible from the yard. According to the land and mortgage register, it consists of three rooms, a kitchen, a bathroom, a toilet, and a hallway. The entrance door is panelled. The windows are old wooden type. Most of the floors are PVC, on the first floor wood. The walls have not been plastered, remain in poor technical condition, part of the wallpaper is torn off, and the walls are brick. The premises have not been connected to technical infrastructure networks. THE PREMISES HAVE NOT BEEN LIVED IN FOR MANY YEARS.

The general technical condition and standard of finishing of the premises have been assessed below average – it requires a complete renovation. The building is in average technical condition. The building consumption is about 65%. The premises do not require the issuance of SCHE. For the land on which it is situated, the Municipality of Myslakowice has a valid local area development plan, in which this area is marked with the symbol 67.MW1, which constitutes an area designated for multi-family residential development. The share in the common property constitutes the ownership right to the land and part of the building and devices: 2847/10000. The land mortgage register is JG1J/00051085/9. For the residential premises, a land and mortgage register has been established No: JG1J/00054626/5 conducted by the District Court in Jelenia Gora, VI Land and Mortgage Register Division – JG1J.

The selection of the buyer will occur through an auction combined with bidding.

The minimum sale price is PLN 150,000.00 (in words: one hundred fifty thousand).

To participate in the auction, a written offer must be submitted along with a deposit to the bankruptcy estate account of Zenon Lukaszewski held at Alior Bank S.A. (the account number is specified in the auction regulations).

The amount of the deposit is PLN 15,000 (in words: fifteen thousand). The deposit must be paid by the day before the offer submission deadline. The deadline for the deposit payment is considered the date on which the deposit is credited to the specified bank account.

The deadline for submitting offers is until August 8, 2025, by 16:00.

The auction resolution will take place on August 11, 2025, at 12:00, at the syndic's office at Wladyslawa Orkana 4/3, 55-120 Oborniki Slaskie.
